Mr.Jean Marsan of Marsan Real Estate Group, LLC was a trusted romantic friend. He shared information regarding an investment opportunity for me. He needed funds to start. The funds were to help purchase land which would also then, become a residential project.
On June 25,2020, I had wired $435,000 as requested, ($345,000 from my retirement IRA/ $80,000 from my personal checking account) for credit to Westside Lake Development LLC ,the project name.
The Managing/President was Jean Marsan. I became a class A member 33 1/3%. I also had Mr. Marsan sign a promissory note where both his Companies along with his personally guarantee would be held responsible for repayment. Companies listed below:

Westside Lake Development LLC
Bellaviva Lake Hamilton
Better Built Homes Inc.
On June 21,2022 a lender, Construction Loan Servics II, LLC , (later to become Saluda Grand Alternative Mortgage Trust), had committed a loan in the amount of $14,271,701.00.
Not long after the project began construction, it stopped. I was not informed nor given any explanation. I decided to visit the project which was 2 hours away in Orlando. Shocked is putting it mildly, gates were surrounding the project and it was abandoned.
The bank filed a foreclosure lawsuit. A court receiver in place to advertise and sell the project. My continual questions to Mr. Marsan were mostly left answered. He continues to commit Fraud, Theft and suspected false statements involving annual K1's.
I began researching , the Clerks website under Jean Marsan, it revealed multiple contractor and supplier liens against the property, the lender's Lis Pendens, Foreclosure lawsuit and a litany of lawsuits and judgements.
This man is not to be trusted or believed. Promises to pay and 4 years later, still waiting. It is hard to swallow and harder to watch continued theft/fraud without due recourse. Do not do business with man, Jean Marsan.
