Betrayed by Playa del Carmen “Luxury” Realtor – Took My Life Savings & Disappeared After Getting His Commission

Over four years ago, I made what I thought was the investment of a lifetime — a pre-construction condo in Playa del Carmen that was meant to be my retirement dream. I wired $242,000 USD — 70% of the purchase price — as a deposit to the developer, who came recommended by MIKE BURGOYNE, a Canadian-born real estate agent living in Playa who markets himself as a premier luxury realtor for expats.

He was charming, persuasive, and assured me that this project was not only legitimate but backed by a trustworthy developer. I asked him multiple times about potential risks, and he told me not to worry. He positioned himself as my advocate, guide, and someone who would “be there every step of the way.”

But the moment the commission cleared — and it was a hefty one — he vanished. For four years, I have been embroiled in a legal nightmare in Mexico, spending more than $70,000 in legal fees, chasing a developer who committed outright fraud. The condo was never delivered. No title, no refund, no property — and absolutely no help or accountability from the realtor who facilitated the sale.

To make matters worse, after four years of complete silence— never bothering to reach out to offer any help, clarification, or support—he finally responded. But not because he chose to take responsibility. It was only after I formally asserted my legal rights and notified him of my intention to pursue legal action that he bothered to reply.

And when he did, his tone was anything but remorseful.

Instead of offering support, resolution, or even basic human decency, his message was arrogant, defensive, and shockingly devoid of accountability. He took zero ownership for the role he played in this devastating transaction, dismissing my concerns as if they were irrelevant and acting as though I was the one in the wrong for daring to speak up.

When someone takes your trust, your money, and then disappears — that’s not just bad business, it’s morally criminal.

This was my life savings. Funds I had earmarked for retirement, stability, and my future after the collapse of my 18-year marriage. He knew how much this meant to me — and did absolutely nothing to assist once the sale was done.

Let this serve as a massive red flag to anyone looking to buy real estate in Mexico — particularly through this agent. He may present himself as high-end, experienced, and trustworthy — but in my case, he sold me a fantasy and walked away with his pockets full while I was left to pick up the emotional and financial wreckage.

I have documentation to prove every word of this. I am still fighting for justice, and I will not be silent while he continues to market himself to unsuspecting buyers.

Please beware. Protect yourself. Do not trust MIKE BURGOYNE with your money, your dreams, or your future.

You basically wired money to some random guy in Mexico, while doing zero research, and you assumed that just because he could talk a big game he was legitimate?  Why would you even consider buying a condo that's under construction in freaking Mexico?  It's not a country that's known for its high standards of business ethics.  In fact, you can pretty much assume that if something is marketed towards foreigners, it is likely to be a scam.  Buying any real estate in Mexico is very risky in general, but construction scams are particularly notorious, and sending 70% of the purchase price to some fly-by-night developer is completely insane.  And that's if it even went to a developer and not someone else.
