This is a summary of the multiple issues I had to suffer during my lease signed with this corrupt management company.

  1. The delivery of the house was 15 days late because PHD had outstanding fines with the condominium administration for different violations of the rules of the condominium
  2. Because of this I had to sleep with my children in a hotel, expenses that I had to incur due to the incompetence of PhD. It also generated additional moving and temporary storage expenses
  3. Realtor Gena Maria Ross (lic. # 3100975, works for Partnership Realty Inc.) repeatedly threatened my realtor to report her to DBPR in an unfounded manner, blaming her for the delays caused by PhD and using vulgar language. All these messages are in writing and she (and the broker) will be reported separately to the National Association of Realtors (NAR) and the Florida Real Estate Commission (FREC). On a side note, this realtor Ross is related to managers of PhD, so she’s part of this rip off scheme.
  4. When I was finally able to move in (it was me who had to solve their issue of unpaid fines) I found an UNINHABITABLE house.

These are just a few issues, there are many more evidenced in the countless mails that were never answered:

    1. The key to the front door (I just got 1 key for a 4 bedroom house!) did not work, which left me vulnerable the first night, putting my safety and that of my family at risk
    2. The exit door to the backyard was unlocked for the entire lease, which put my safety and that of my family at risk for the entire duration of the lease
    3. The fridge was broken at check in which caused food to be damaged
    4. The shower in the master bathroom had no door and when it was finally installed, it was misaligned
    5. Several screens were broken
    6. The garage clicker was broken
    7. There were several vertical blinds missing that were never fixed but that I DID install before check out because I was assured that PhD was going to charge for them
    8. No one knew knew the post office box number. I had to find out with a USPS employee during work hours, wasting many hours in the process. The key to this mailbox didn’t work
    9. On a Saturday the A/C broke down and no one from PhD responded until Monday
  1. After approximately 20 emails ignored by PhD, I personally had to coordinate the check out walk through, which they don’t even do themselves but delegate to a third party that has no clue about all the details and mismanagement of PhD. This company doesn’t even have a copy of the initial walk through and takes note of every little imperfection that will later be charged by PhD. PhD totally ignores the fact that the walkthrough must be performed and signed off by both contractual parties.
  2. The deposit payment was received late (by law it has to be done within 15 days after walk through) and incomplete, since they illegally withheld 2 late fees caused as a consequence of their own incompetence:
    1. Late fee in September’22: PhD moved offices to Weston WITHOUT informing me, so the check arrived on time at the previous address in Coral Springs, but not at their new address
    2. Late fee in January’23: due to problems in their IT department caused by the change of payment method, the system did not charge the last month

 Concluding, all these issues were a consequence of a combination of absolute incompetence in managing properties added to a systematic plan to rip off tenants.

 

PhD Development LLC is solely responsible for all the financial and psychological damage they caused and I will spare no effort in going through all necessary instances until they are properly fined for all their wrongdoings.
