Raymond Gan Feng, of Conroe TX, currently operating under THOR Invest Group LLC, and possibly others, is borrowing funds for projects and not paying lenders in first or second position, or contractors expecting payment for work done on home rehab projects in Texas. He is actively searching for capital for other projects in Facebook groups. We can't be sure if he just takes the funds and pockets the funds, and borrows as much as he can against a property to just let it default and leaves a convoluted mess for all lenders involved, while collecting rent from tenants placed in the properties. 

We've been in touch with several other lenders and loan sponsors that Raymond Feng has defaulted on and ghosted completely on several projects. We do not know the extent of which he has been perpetuating this scheme. 

We have exhausted potential resolutions with Ray Feng to resolve our issue with him, and others have mentioned potentially bringing criminal fraud charges for his business practices.
