Beware of using James Maciokas at Ace Mortgage as your mortgage broker. He is full of lies, he will promise to be able get you refinanced, you will then have to pay up to $495 for an appraisal fee and in the end, find out that you cannot get a refi. He wouldn't return my calls, and avoided my calls until finally he knew he had to talk to me. I was very leary of paying out nearly $500 to have an appraisal done without knowing for sure if we could be refinanced, but he assured me that it was pretty much a for-sure thing. Yeah....so we paid the money and didn't get the re-fi....I SHOULD HAVE KNOWN BETTER. I was pissed. This guy is desperate to try and get the business so he will tell anyone that they can get refinanced to try and make some money. He doesn't care if you can afford the appraisal fees or not, he'll tell you that you'll get the loan. BUT BEWARE.....DO NOT USE HIM AND IF YOU ARE TRYING TO RE-FI, DON'T PAY OUT COSTLY FEES UNLESS YOU KNOW FOR SURE YOURSELF THAT YOU WILL GET THE LOAN OR YOU WILL WASTE YOUR MONEY AND YOUR TIME DOING PAPERWORK. DO YOURSELF A FAVOR AND FIND SOMEONE WHO IS HONEST AND WILL TELL YOU THE TRUTH.

I feel for Carol's situation, without going into her personal information, she was in a difficult financial position. I am upfront with my clients from the beginning. We do not charge an application fee, nor do we charge to pull their credit. We have NO up front costs. In fact, each loan officer pays out of their own pocket a notary service fee ($175) to have a full set of disclosures brought to the client within 24 hours and we talk the client through the disclosures and answer their questions. The only fee the client pays for early in the process is the appraisal fee which is paid to the appraisal company directly, not to Ace Mortgage and not to the loan officer. The value of a clients home is a key factor in the final approval of their loan and a full appraisal is a necessary step. I try hard to return all messages within an hour and no later then the end of business day. I am a big beliver in education and I have brought that philosphy with me to the mortgage industry. I educate my clients to their options early in the process and let them make their own decisions. I am the guy who tells you what you need to hear, not always what you want to hear. In this case the loan did not work out, and again I feel for Carol. I have several clients who would attest that I have saved their home, haulting foresclosure proceedings and finding a loan when every other lender has turned them down. Do we close every single application, absolutely not. But the clients are fully aware of the process. In a perfect world, I would help everyone keep their home and lower their payments.
