To start, I have been leasing a house in Tarzana and Chatsworth for many many years. I decided to give one of them to a property management company and Adel seemed to have a lot of knowledge about the area and even said he'd help find a tenant.
Well, it was obviously too good to be true. We ended up finding a great tenant for the house that stayed there for about 3 years. All was well and when I'd occasionally drive by, I kept noticing that there were some minor issues that I brought to his attention. He really never ended up taking care of them, but they were minor in my mind and I didn't think twice because I never heard anything from them - the money just kept coming in (along with his major cut).
I really didn't think anything of it because Adel always told me that they scheduled visits EVERY 6 MONTHS to take a look at the condition of the house and everything. He always told me it was kept in GREAT condition and they even made some improvements. I felt like i was in good hands.
So when they were scheduled to move-out is where all of the issues started coming up. I told Adel he needed to get this property back on the market QUICK and if the house was in as good of condition as they said it was, then they should have no problem geting a tenant in there within a week of them moving out.
This is where all of the drama started. Turns out the house was in HORRIBLE condition and EVERYONE who saw it hated it. The house smelled terrible and had a TON of issues. It's obvious they were not going every 6 months and never checked in on the place. Would recommend everyone stays away from them.
This happened at the end of the year in 2015 and I still have yet to be able to find a tenant because the house is STILL under renovation becuase of all of the damage to the property. What a mess. Next time, Ill just do it all myself

Mr Boyd, I looked and searched for your name in my data base and I found you nowhere as a client that we ever served at any time in the past
Our company enjoyes excellent reputation by our actual clients, and Yes we do inspect homes we manage every 3 to 9 months and before we renew any lease with an exsisting tenant we visit the house and decide to rtenew or not renew the lease after the inspection is completed we also look at the tenant history and the amount of work order submitted before we extend a lease renewal to our exsiting tenant. This a praticce we do for every property we manage and for every tenant we have a lease with.
I demand that you provide a proof that we ever managed one of your properties
