MY OPINION... STAY AWAY FROM THIS BUSINESS! James (Jim) Calleri is the owner of this business in Spring Hill/Brooksville, Florida, and he was the person who "inspected" the house we eventually bought. We didn't find out till later that his so-called-inspection of our house was WOEFULLY and negligently inadequate. He missed (or purposely ignored?) some very significant AND COSTLY issues with our future house (MANY MANY thousands of dollars worth)... at least some of which should have been quite obvious to a "professional". OF COURSE he is "recommended" and even "referred" by real estate agents, especially agents at Spring Hill Keller Williams, which a BBB complaint also mentioned. And, if you look at Calleri’s "reviews" on places like Facebook or Google, you can see how many of the people writing the "good" ones are real estate AGENTS... and even his own DAUGHTER... and are usually NOT the home-BUYERS he did inspections for. He gets referred by real estate agents in the Spring Hill and Brooksville, Florida area, because he does a FAST inspection (translate that as NOT THOROUGH), AND because he avoids being a "deal killer". My STRONG suggestion... Find someone else, almost anyone, and PREFERABLY NOT by "recommendation" of your realtor!

As they say, "The proof is in the puddin'!"
Anyone reading this, please do not just take only MY word, as just one single "reviewer" here. Take a look at the "Better Business Bureau" reports/reviews/complaints for "Affirmative Home Inspection Services" in Brooksville/Spring Hill, Florida, and you will get a VERY clear picture of how James Calleri (owner/operator/main inspector) handles things.
As I stated in my FIRST part of this "review/complaint", the VAST MAJORITY of the "good" reviews you can publicly find for James Calleri - Affirmative Home Inspections (especially those on his Facebook Business Page, where he can "edit" what reviews are ALLOWED to be published), ARE FROM SEVERAL OF THE REAL ESTATE AGENTS AND BROKERS in his area. There is no question that they LOVE to "refer" and "recommend" him, because he is apparently known to avoid being a "Deal Killer" and does a SUPER fast inspection (again, translate as NOT THOROUGH). Not sure who this "insurance" industry is that he claims to have "top honors" in, but the WHOLE TRUTH of who he really is, and how he ACTUALLY does business is beginning to come out in the reviews that he cannot censor.
ALSO, those reading this might want to do a quick "Google" search using words something like, "JAMES CALLERI ROAD RAGE" to get a little clearer picture of just who they are dealing with, since James Calleri does have recent CRIMINAL charges.
AND LASTLY, please notice that the "response" of the business, filed on March 30, 2018, was one of DEFENSIVENESS. There was no CONCERN expressed that there might have been a customer with a bad experience, but only more blustering and bragging about his alleged "reputation".
