Frank Pyle, Branch Manager, Allied Home Mortgage Capital Corporation-Noblesville, Indiana is a ripp off artist. He lies to his clients, steals their money, and is one of the most unprofessional people I have met. I trusted this man to get me a home loan which he lied about the prepayment penalty, was asked to be paid off the HUD settlement for his commissions, and never sent receipts for the money he received. Unfortunately he was hired to rehab this house which included debris removal that was paid for. He NEVER removed the debris and I had to pay twice for the removal. When I asked for reimbursement, he refused. I have documented proof:pictures of the remaining debris, emails from Frank admitting the debris was never removed.
Frank Pyle needs to have his license suspended to arrange mortgage loans to any future clients. He lies and steals from his clients.
BEWARE OF THIS MAN

Yes, he's a contractor
AUTHOR: Anon - (U.S.A.)

Frank Pyle is a contractor who has been 'flipping houses' in Indianapolis for several years, mostly in poor neighborhoods. I have met him through acquaintances, and worked with him a little several years ago. It would not surprise me if he did take on the house contracting in addition to the mortgage.

Why would a allied branch manager agree to be the contractor on your home? He is a mortgage agent, not a licensed contractor. It sounds to me that he was trying to be nice to help you since you were so lazy to do the work your self and not you want to complain. You are probably one of those Carlton Sheets want to be investors that don't have a clue. Stay at home and keep baking cookies and stop investing in real estate and having people do your work for you.

Frank Pyle continues to Lie
AUTHOR: Cindie - (U.S.A.)

Frank Pyle continues to lie to cover his crooked ways. Yes the loan he promised me was supposed to have no prepayment penalty and it did. A six month prepayment penalty. Prior to purchasing this property I specifically asked Frank to get me a home inspection on the property and he specifically told me that I did not need to on this house. That it was a quick fix and basically needed carpet and paint. What a joke. He told me he had rehabbed many a houses and this was a great house.
He agreed to step in as the contractor and hired the rehab people to fix this house. While he was in control of this house, he allowed the workman to become disgruntled, sabotage the house because Frank refused to pay him. The house suffered approximately $2,000 damages due to water and excessive electric bills, and water usage.
I am in receipt of a letter dated April 25, 2007 from the State of Indiana Attorney General's office. Deputy Attorney General David A Pfetzmann wrote "While Mr Pyle's failure to remove debris from your property as required by your contract may give rise to breach of contract." File no 07-CP-52908-Frank Pyle. Deputy Pfetzmann wrote "Our recommendation is that you contact private counsel in Noblesville to discuss legal options available to you.
Frank, You know I have pictures of the debris you left, emails of your admission to leaving the debris. You know you ripped me off! Too bad your not man enough to take responsibility for it. In the business you are in, your word and actions stand for everything.
AGAIN BEWARE OF THIS MAN. HE LIES, AND MAKES FALSE PROMISES FOR HIS OWN BENEFIT.
Anyone who wants proof just post a rebuttal and I will be happy to email or FAX you the documents, and pictures as proof to what I say.
I guess it is time to dig up the pictures of the debris you left behind. You know there is local witnesses to attest to what is written here.
All I ever asked for after all your fraud and deceipt was to do what you were paid to do.

Ms. Cindie is stating information that is not accurate. It appears she does not know the correct terms for her mortgage and she is relying on 2nd hand information about the property. First of all, there is not a prepayment penalty on her mortgage. Ms Cindie lives in Oregon, and contacted my office to finance a home in Noblesville, IN. A local real estate agent found the home for her and completed the real estate sales transaction. Ms. Cindie never came to Noblesville to inspect the property prior to the purchase. Unfortunately, she had to do more repairs than she anticipated. It is not uncommon when purchasing distressed homes to discover more repairs once the property has been inspected. It is always a good policy to either personally inspect the property or have a professional inspect the property prior to a purchase. Our office is within (1) mile of the house so I agreed to help coordinate some of the repairs as a service to the customer. The customer received receipts for all work. Ms Cindie hired a new contractor to complete her remodeling. The new contractor removed walls, cabinetry and other items and put the debris in a detached garage. Ms Cindie was aware that her new contractor put the debris in the garage. Ms Cindie alleged that the previous contractor also put debris in the garage and should pay to have all the debris removed. The prior contractor verbally verified he had removed all of the debris and provided a receipt. Ms Cindie did not visit the property prior to the purchase or during the remodeling. She is relying on incorrect information from 3rd parities. In reference to the prepayment penalty, she is incorrect. There is not a prepayment penalty.
I am the Branch Manager for Allied Home Mortgage in Noblesville Indiana. I have personally done hundreds of mortgages. A large percentage of my business is based on referrals from satisfied customers and repeat business. It is unfortunate that Ms Cindie made a purchase that she regrets.

If you have nothing in writing that states he agreed to remove the debris then you are just beat & busted. A little friendly advise....NEVER PAY ANYBODY ANY MONEY WITHOUT GETTING A RECEIPT. !!! Also the loan agreement will show all the details of the terms of your aggreement. If he's a broker and charges fees its listed, if there is a pre-payment penality deduction its listed. whatever needed to be done upon possession of this property would have been listed. Listen closely to me.... If it isn't listed then it isn't so. You can file a complaint against any broker which you feel misrepresents you. Call your Real Estate Brokers Association for more information. Sincerely on your side.
