September 2017 we were buyers of a investment property in VA and were referred to Angel Oak Prime Bridge from a broker 770 Hard Cash also located in Atlanta,GA.

The purchase price of the property was $63,500 with 10% down and earnest money deposit of $3k, which we were fine with, and to close on Sept 18, 2017. The closing date was push out to Sept 30, 17 due to the broker 770 Hard Cash basically not loacting a funding source in time.

After finally getting the documents submitted we were to by the broker 770 Hard Cash and Angel Oak Funding that every thing was good to go and a appraisal was needed and we were given a invoice link to pay. When accessing the invoice link there was error after error message. Jackson W. Jones was called by phone to reset the link, which was never completed because the following day after green lighting the loan we were emaied by the broker 770 Hard Cash that "Lender has decided not to do this loan due to the loan amount." Hmm... for 3 weeks we were told the loan amount wasn;t under their limit.

"Lender has decided not to do this loan due to the loan amount" is the only reason we ere given after 3 weeks of paperwork, credit pull and closing coming on Sept 30, 2017 which was confirmed to happen. I called 770HardCash for a explanation and got the most upside down and backwards excuse that our loan of $30,000 was too low, What!?!?! our loan was $54,450 after $3k EMD and 10% down payment.

I then called Jackson W. Jones of Angel Oak and no answer, so I left a very detailed voicemail to call me and explain the reason. So at 800pm 9/22/17 I sent an email expressing my thoughts of how they handled this and that they are cowards for not giving us the full story and 24 hours earlier giving the loan approval.

All of this time and effort a week before the closing, but somehow these clowns have never heard of social media or the internet which exposes bad behavior of businesses to consumers.

Angel Oak & 770 Hard Cash will be exposed in many places to help others in this industry make better decisions on who they are dealing with.

Then you should have disclosed these issues before puling credit and setting up a closing schedule. We were told everything is good to go, but we have a proven & honest lender that does what they say they will do with 100% funding!!! So piss off.

Dear "Sir Dan",

I am sorry to hear your deal fell through at the last minute, I'm sure you were excited by your deal/opportunity and then disappointed when it didn't go as hoped. 

Here at 770 Hard Cash we moved over $40 million in loans last year, and we refer to a few hand-picked lenders who we have worked with for years. Angel Oak is one of those lenders, and this is the 1st complaint we have had about them.  You are 100% correct about them not taking your call, they do NOT take calls directly - you MUST go through your broker (us, 770 Hard Cash - and we ALWAYS answer our phones during business hours, and sometimes even after hours if we are working late to meet a deadline). 

Most private money lenders refuse to touch loans under $50k, period. Furthermore, you would not have BEEN GIVEN a closing date if a funding source had not been found...

Bottom line is:  Anyone who has purchased more than one property knows that until the ink on the paperwork AT THE SETTLEMENT TABLE is dry...anything can (and it often HAS) fallen apart!

Again, we are sorry things did not work out for you.
