When we first looked at homes in the Twin Oaks park on MacArthur, our family thought that it looked like a very nice place to be. A pool, huge park, barely any traffic, little kids running around, etc. We looked at a couple of places, then told the assistant manager that we would be back later. (BTW- the assistant manager has been very helpful to this day; her hands are essentially tied by the 'manager', Yvonne.)

When we came back after looking over different parks via the internet, we came back and asked for 'x' house, as it was on the internet that it was for rent. Imagine our surprise, when we were told that the houses on the site were already rented and that no one had redone the site for about three months. Also asked about mold- I have an allergy to mold- and was assured that there was none in the house that we were basically told to move into if we wanted this park. Noticed that the water heater door was coming open because the screws were stripped, so asked if that would be fixed. It was. Also noticed that there was a hole that was patched in the living room and asked if there was water damage in the house. Was told that there was not any damage, and that someone had put a hole in the ceiling. Hmmm... more on that down below.

There was a special running regarding the first month free- trash and water was included in fee. We moved in during the middle of the month, and was assured that the free month would continue throughout the middle of next month. Well, once again- we got a bill for trash and the next months rent. Mind you, we didnt get a dumpster- we called the office 6 times, then finally told the manager that we would get a dumpster from across the street and they still charged us. We fought this bill for three months and still didnt get it fixed, so finally bit the bullet and paid it.

Noticed that many tree branches were coming down on the house, along with the house across the street. Reported said branches coming down, including one 18 foot branch that hit the street. Was told by management that there was 'nothing wrong' with the tree (the trees are dead and need to be cut down) and that 'mother nature' will take care of the trees.

Was told a few days ago by a few of our neighbors regarding the trees that yep, one of the branches of the tree right by our front door had already went thro the house and that is why there is a hole in our front room. Also found out that there is mold because of water heater door coming open and staying open for three weeks before we moved in. (Yep, I am sick right now.) Floors in bathroom and hall are mushy, along with a spot in the living room right where the hole is. Leaky faucets in kitchen and bathroom has already flooded out. Also found out that Wichita Housing has deemed this place as unfit- will not comply with section 8 housing rules. WOW.

No one really cares when we make complaints. In fact, we went to the pool last night and found out that during the last hailstorm, there is a family that has had major roof damage. They have already reported it to the Corporate office, and that corporate stated that the roof has to be fixed.

However, last night, when manager Yvonne started screaming that the pool was closed (no hours posted so no one knew what time to get out- oh, and it was 7:30 pm) said family asked when they would get their roof fixed, Yvonne started screaming that they were not supposed to even be in the pool. Then she said in front of everybody there (there was 10 people there) that she was never going to fix their roof, no matter what the f*** corporate said. Also that the pool was a perk to us paying rent, and she was going to shut the f****** pool down because everyone was there. WTF?

Dont know who to talk to, because it seems like no one gets answers from corporate. Everyone gets the run-around about what the rules actually are- and when we look them up in the lease, well, that rule doesnt apply.

UGGHHH. I like this place, however it seems that the person that makes the rules (Yvonne) doesnt even go by her own rule book- and that she can be as unprofessional as she wants and can get away with it. I want things to change- but at the same time, at what cost? Who is corporate going to put in next- Hitler?

PS- do NOT, under any circumstances, buy a house from them. Trust me, there are more horror stories about them than I could ever write.

I agree with all of the comments made in this article regarding the poor quality of the mobile home park and the management. When I purchased a home in The Meadows, in Aurora, CO, (owned by ARC) I was told I would receive new appliances as 1 of the appliances had been removed and the other 2 did not work properly. It took almost 3 months to finally get all of the appliances.

During my first 6 months in the park, the management changed hands 4 times. Since that time, we have finally had 1 manager for several months, but the park is not in any better condition. Dogs run wild, kids constantly run through our yard and even RIDE THEIR BIKES through the yard. I found out recently that the high traffic is due to a resident in the section behind us who is running a store out of their house. Legally, I'm sure. The kids buy snacks and candy and drop their garbage all over my lawn.

They have placed demand for payment notices on my door on 3 occasions erroneously. I have paid my rent on time since I moved in. They leave other notices regarding inspections they intend to do; the notices give a list of things you must do to be in compliance and almost always, the notice is given only 1-3 days before the inspection and includes ridiculous expectations such as the litter on my lawn or the dog waste that is constantly left there by other dogs in the park.

We live adjacent to a large field that is infested with prairie dogs. When I moved in, they had only burrowed within the field. Within a year and 1/2, they have moved onto the park property and have burrowed under my trailer and have begun to move further into the park. In addition, there is a skunk den within the park's property which they have ignored. The complaints have yielded no response. I have researched and will be filing formal complaints as this is considered a health issue by landlord-tenant local laws. Prairie dogs are known to carry ticks, lice, rabies and other illnesses.

Moving into this park is the worst mistake I've ever made. I am currently saving money to move my trailer into a park that I had lived in several years ago. I made a huge mistake by not returning to that park and I chose this one because I liked the home. I can not wait to get out of here. Dogs and kids run wild, the houses look trashy, I feel like I live in the hood.

Dear ARC Resident,
 
I have lived in an ARC community in Utah for three years. I have not been happy with how my community is run. I feel that ARCs business practices are not in any way to the benefit of the ARC resident. Because of this I have created a Blog in hopes of unifying ARC residents across the country and giving ourselves a voice. I hope to show ARC that we will not stand by and be treated this way. In our community the majority of the residents are widows, single mothers with small children, disabled persons and families living well below the poverty level (people who have little-to-no other housing options). I feel ARC takes advantage of these people who are just struggling to keep their heads above the water. I would like to see ARC change for the better and work together with, and in favor of their residents! Things can change! Things dont have to be the way they are now! First of all I would like to apologize for the treatment you have recieved from your CM!  No one should be treated that way, and no one should be lied to!  I am an ACM (Assistant Community Manager) for ARC, in a different area.  This is not typical behavior of the company, and I assure you that if the corporate office was aware of this behavior they would not be satisfied.  That was misleading for them to tell you there was no mold and then to find out that it was there, and my suggestion is this-  get a hold of their District Manager.  If you ask for it at the office, they should give it to you.  If the District Manager is not helpful, then I next suggest talking to the Regional VP.  This is a rectifiable situation.  The community I am with went through a similar issue before I came aboard.  Again, this is not acceptable, hence, why they are no longer with the company.  ARC is a respectable company and strives to provide the "American Dream"- home ownership for those who might not qualify through a bank or other mortgage company.  I wish you the best, and I hope you achieve some sort of relief by contacting the DM or RVP.
