Beechtree Community Association fails to take responsibility for dead tree owned by HOA that I previously warned would fall and eventually caused over 1k in property damage to my home Upper Malboro Maryland

I love my home in Beechtree.  However, my experience with the HOA has been an absolute nightmare.  Based on my negative interactions with the Beechtree staff, including unresponsiveness, rude behavior and outright disdain for the needs of its community members, I recommend potential homeowners think twice before buying in this community unless something changes. 

Despite several phone calls to Beechtree regarding a dead tree behind my property that I suspected would eventually fall on my home, Beechtree failed to address the issue.  Instead, they claimed that tree belonged to PG county.  However, PG county provided real property documents indicating that the tree belonged to Beechtree.  Bechtree HOA provided no such property documents proving otherwise and did not investigate the matter at all despite my repeated phone calls to their offices.

As I feared, the dead tree, which the County Council and property records indicate belong to Beechtree, fell on my home causing over $1,000 in property damage.  After several calls, letters and emails to Beechtree, the HOA still has not taken responsibility for the damage, nor explained why they should not take responsibility in the face of government documents which demonstrate Beechtree owns the tree in question. 

Instead, Beechtree staff member, Ms. Kimberly Williams, had the nerve to tell me to use my homeowner's insurance to pay for the damage. Ms. Williams explained "that is what homeowner's insurance is for."  I explained that my homeowner's association is not to be used for issues that couldve been prevented had the HOA taken the proper steps, and my insurance is certainly not to be used for issues that are not my fault.  

Ms. Wiliam's repsonse and treatment by other Bechtree HOA staff is outrageous, unacceptable and unprofessional when I warned of this potential danger and have been informed by county officials that this tree belongs to the homeowner's association.  If Beechtree does not respond to this situation, I may be left with no other choice but to seek other recourses to rectify this matter.  Based on this negative experience, I will not recommend this community to any other potential homeowners.
