We rented a unit from Beven & Brock in September of 2003. We stayed in the apartment for nine months, according to our contract. We gave them a security deposit of $1095 at the beginning of our tenancy.

We took good care of the unit, paid our rent on time, and did not damage the apartment in any way. When we moved out, we thoroughly cleaned the apartment and had the carpets and the drapes professionally cleaned. We waited 3 weeks to get our deposit back, and we only got $174 back!

They charged us $675 for repainting 5 doors. This means they re-finished every single door, even the exterior ones. There was no damage to any of the doors and they were left clean and in the same condition as when we moved in. They also charged us for completely repainting the walls. On top of that, they charged us for "re-cleaning" the carpets and drapes.

It was an older building, and the security features had not been updated. Due to the inadequate security, my roommate's $2000 computer was stolen.

I have never dealt with such poor business people. I am a reasonable person, and I expected a couple hundred dollars to be deducted for cleaning and minor repairs. However, $921 is outrageous. I have complained directly to Beven & Brock and to the Better Business Bureau, but I have not received any response or refund thus far.

I would never recommend renting from this management company. They are crooks.

Every tenant who moves out of one of our properties is given detailed instructions on "HOW TO GET ALL OF YOUR SECURITY DEPOSIT BACK".

It is clearly in our interests to have the tenant repair any damage they caused and clean their apartment before they move out. If they do the work, this shortens the vacancy time, and everyone wins.

As this tenant clearly admitted: "I expected a couple hundred dollars to be deducted for cleaning and minor repairs". Has the tenant cleaned the unit and made the "minor repairs", there would have been no deduction. Period.

This tenant had every opportunity to make repairs and do the cleaning, but chose not to. And now complains about the cost. The cost charged to any tenant of ours is the actual cost paid to the vendor. We have never "marked up" or otherwise profited by such expenses, and we never will.


WE TRY HARD EVERY DAY TO BE THE BEST. SOMETIMES WE DO NOT SUCCEED.

My partner and I started this company in 1979 with 6 rental units. We now manage more than 8,000 units of apartments, condominiums, and single family homes. Over the past 29 years, we have worked with and for at least 150,000 tenants, condominium owners, apartment owners, and Homeowner Association board members.

We did not generate this level of growth and success without giving a VERY HIGH LEVEL OF EXCELLENT SERVICE to almost every one. Almost every one. As they say, you can't make everybody happy. Those unhappy few may come here to complain.

Realistically, we have made customer service errors. Realistically, our employees have made mistakes. I hate it, but it happens, and I will never hesitate to apologize to anyone who will give me the opportunity. When possible, I will do whatever I can to set it right.
