These categories really didn't fit, but here goes:  We started the process of building with Bielinski Homes July 2012.  We had lots of delays from the start and had to give them a very large check to start building.  Had to hold them to their 90 day contract (start to finish) and moved in December.  Yard was not rough graded before moving in.  They have a policy of not seeing what needs fixing under the warranty for four months.  Came by April 10, 2013 and we reported a leak in the basement and flooring coming up.  We finally called the concrete people mid-June and they came out right away.  Seems Bielinski didn't report it until the first week of June.  We still (July) have not had anyone look at our flooring.  The yard was rough graded in early June and we were not happy about their grade.  Called the City to take a look and now realize that this lot did NOT support a 4' exposure in the back on both sides.  Seems the water from the house next door will drain across our backyard.  They promised to come back and do a little more to the grading, but they can't do that until the house next door is rough graded.  But not they are building a house on the other side of the house next door and dumped the dirt in the backyard next door.  So it looks like the new start will be graded before the next door and then ours.  i am sick of trying to get anything from Bielinski.  BUYER BEWARE: if you build with them, make sure you hold back some of the money owed them because once you close on your house, they could care less.

Bielinski Homes strives to ensure every customer is completely satisfied with their new home and our process, and we have taken steps to ensure this customer is satisfied.  We would like to take this opportunity to explain the issues that occurred and address each of them:

 Our standard contract states that we have 150 business days to complete a home from permit stage.  With this customer, we agreed that we would complete their home within 90 business days from permit (not calendar days).  The home was completed within 77 business days.

  1. We do require a deposit in the amount of 5% down for a SmartPackage (home and lot package).  We carry the construction financing for the customer during construction of their new home and they do not make any monthly payments until they close at the end of construction.  This deposit is then applied to their loan.
  2. Completion of certain aspects of the home are weather dependent.  One of those items is grading.  Proper grading cannot be done when the ground is frozen.  This customer closed in December and this was the case.  This caused grading to have to be completed in the spring.  The spring of 2013 was the third wettest spring on record causing delays in grading, once again.
  3. We do perform warranty work at two points after a customer moves into their home.  One at four months and one at 12 months.  This is for the convenience of our customers.  Our customers report any issues at these intervals and we organize all trades to service their home on a single day.  This ensures that those customers who work a full time job, need only to take off a single day from work at each interval.
  4. Ground settling caused the leak in the basement.  There was not an issue with the basement walls themselves.  The grading was revised and the issue has not occurred again.
  5. An issue with a single board of laminate flooring was reported.  This board has been replaced.
  6. As a result of the downturn in the market, our staff became smaller.  Now that the market is improving and more people are buying new homes, there are more demands on our staff.  One area that became slightly behind is the warranty department, but we are addressing this issue.  All warranty work will be addressed as it has been for the past 53 years.  We will never have and never will ignore our customers.
  7. This lot was setup for a four-foot exposure at the rear yard, which conforms to the master-grading plan as approved by the municipality.
  8. There is a small amount of grading left for this customer.  It wasn’t completed earlier as it was just too wet to do so.  With this dry stretch of weather, we should be able to complete this very soon.
