Beware of Brandondale Mobile Home Park located in Chaska, MN

Buyer beware - do not buy a mobile home in this park until you have at least read the following - This could save you from being ripped off.

Brandondale Mobile Home park requires all sellers to be approved by the park before they are allowed to sell their home. The seller according to their own rules have to meet certian guidelines before they can sell their home.

We purchased a mobile home in the park, and was not told that the seller did not meet park requirements. We were not told by the park / agent / seller that the seller did not meet park requirements in order to sell his home.

I call this Misrepresentation - If the park / agent / seller had come to us before we bought the home, and explained that the seller did not meet his obligations, then we would not have bought the home. The park / agent / seller withheld this very important info that would have made an impact on the sale of the home. The park / agent / seller knew of the obligations of the seller, they did not enforce these obligations and gave a special pass to the agent / seller so he could quickly sell his home, and not risk that the home would not sell if a buyer had known up front of these required obligations by the park. The intent on all parties is very clear. the park allowed the improper sale of a mobile home that was not up-to-code with the park.

We are now trying to sell our mobile home, and the park refuses to give us this same special pass they gave to the agent / seller. They told us they do not conduct this practice, and they enforce all rules, so it is obvious the park does condone this practice by giving special treatment to the agent/seller.

Brandondale Mobile Home Park claims they have not done anything wrong. I disagree. I have informed the park to send me this agreement showing that I would accept the seller's obligations to date - no response - They either do not have this agreement with my signature on it or they refuse to send it. I asked them kindly if they would send this to me, then I would kindly move on...If they had this form, then why would they not send this over ASAP. Brandondale has nothing in writing between the buyer/seller saying that the buyer would accept the seller's obligations, and that the buyer knew of the seller obligations before the sell of the home.

Brandondale Mobile Home Park and their mobile home agent is shady. They will violate their own park rules sell and allow the seller to sell his "unapproved" home and pass the sellers obligation costs onto the new buyer.

It is apparent that Brandondale Mobile Home Park does not have fair and uniform park rules. They will hide and not disclose information that can help make a very important decision. If I was notified by the park of the seller obligations, and that he would not be taking care of his obligations, then I would not have bought the home.
