Tenant rented my home for 1 yr and left.  Caballero Property Management, Inc Mesa, AZ Property manager emailed me that my home is available to show to new renters.  I drop by after work to see my home and found the home was not cleaned (inside/out) when they showed my home to future renters.  I’ve noticed half a dozen holes on the walls the size a penny and as big as a quarter including dirty filter.  I request management to fix them  and had a communication issue believing the home should be clean before showing home to future renter. 

Weeks later a statement was sent to me in the mail.  Found several things out of ordinary.  First was the  $52 bill for the repair (holes in the wall and touch up paint + air filter) when Todd (broker) said he would took care of it as a courtesy.  Second he charge water bill twice (first statement didn’t get paid so Utilily Company send a second statement which include previous bill plus current bill).  Instead he deducted me $48 twice from 2 statements.  I called him on the phone and told him about it and he said he’ll look into it.  Third, I notice my income rental check for partial March and full April did not arrive. 

I decided to give him a couple more days.  By 7th day I sent an email out to Todd and manager and did not get a response.  By day 8…I sent another email and got no respond.  Day 9 after 5PM I received an email saying the check was just drop to be mail out.  No explanation or anything.  They broke their own contract not delivering the check on time.  Anyway, when I received the check, found out the water bill was not corrected and the repair bill was charged to me.

I paid them 8% of rental income monthly managing my home and they don’t response to me and my check is over 9 days late.  Damages caused by previous tenant did not come out of their deposit instead deduct from my income.  Home was not cleaned properly and communication was not received properly.

Whether I continue with my contract with them is my choice.  He already deduct $575 from me for leasing commission plus $100 for advertising fees finding me new tenant.  What if he didn’t ...he would not have that money and I still would not continue doing business with him in this fashion.  I follow his contract by notify him 30 days and he failed to communicate and deliver the check to me and managed my property as should.

i was not happy with the settlement.

horrible touchup job on my rental home.  there is a big difference in the touch up paint color...now i have to do it again my self and all the material and labor was billed to me.  

Both me and tenant feel the same way.

Unrealistic Property Owner

*Management was concluded on 04/30/2014
*There was a credit for $48.90 for a water bill given to the property owner
*There was a cash distribution check sent to the property owner for $1,354.22
*Management fees charged were detailed in the Property Management Agreement that was signed by the property owner
*There is an outstanding balance due to Caballero Property Management for $46.26 for labor that our company paid

*There was a charge fo a labor bill of $52.50 for worked performed at this property

This was unrealistic property owner of a singular rental property who was unwilling to put any funds towards his rental property.  The property owner requested for us to "charge" tenants for unreasonable items and was constantly trying to avoid paying bills associated with the property.  

This property owner was unrealistic and reluctant to spend money on the rental property at for wear and tear items that should not be charged to a past tenant. 

This property owner is not well versed in the landlord tenant act and does not understand what can and cannot be charged to tenants.

Any funds remaining for the property were refunded to the owner in the time frame required by law.  

This property owner has contracted with multiple management companies due to unrealistic expectations and not allowing the management companies that are contracted to perform their duties as agreed upon in the property management agreement.

It appears that the owner requested an additional payment of $52.50 from our company for work that was performed at the property by a vendor to perform minor "make ready" duties for new tenants.  As stated in our previous response, there was an outstanding bill for materials used at this property that our company paid in the amount of $46.26.  The difference of the two afore mentioned amounts equals $6.24. 

As a sign of good faith in an effort to resolve the matter, we sentd the owner an additional check for $6.24 which was accepted and cashed, therefore closing the dispute.

how would you feel if you paid someone to do their job and they're not doing a good job...would you want to continue paying them or find someone else?  also, what is said on phone and in writing...means nothing to him.
