We have been dealing with Cambridge Homes for over a year and a half. First we went to them to design a house with them knowing our budget amount. After several months they came in over $150,000 over our budget even though we continually told them our budget. We asked them for our money back, which they did, however they kept $10,000 commission for the sales person and $17,000 for the blue prints, which we have yet to get. As they were designing the home they kept telling us it was cheaper to build a bigger home. Our original size that we wanted was 4,000 - 4,500 square feet. They came in at around 5,400 square feet. They made the house bigger so they could charge me more on the blueprints, $3.50 per square feet! A few months went by and we were contacted about a spec house they were building and after thinking it over we purchased it with the agreement that they would deduct $10,000 on upgrades since we already paid a commission. The house was just framed in and we started our selections. We also told them that we wanted to have a friend of ours design and install our kitchen. After several meetings with their designer they finally desided to let us do our own kitchen. A few months later our cabinets were to be installed and we got a call from Cambridge and told us that they were going to give us a credit on the kitchen cabinets of $5100.00 on a house that we were paing $824,000. As you can imagine I went through the roof. Since then we have had more problems with them. I sent them a letter stating that I didn't want any upgrades to be added to the house and to change them all to base. Well they didn't switch the upgrades even though the owner acknowledged my letter. They said that the items were already installed in the house and that they can't switch them. Well, I'm not going to pay for them. We had several problems with over charging and we were told by Lori, one of their employees that the prices they were charging was double what their price list shows and she said they do it all of the time. We had paint problems because they had us pick the color under a florescent light which is not true light. Now we have a house that is painted light pink! There are several more issues with them and at this point I am at my whits end with them.

To whom it may concern:

This letter is in response to the false accusations submitted by Mr. Daniel Ripper. Mr. Ripper signed a contract with Cambridge Homes to build a home for 1.2 million dollars in our Bellagio Subdivision.

Cambridge was in the process of acquiring permits for Mr. Rippers custom home when we received a call from Mr. Ripper in which he requested to meet with the builder. Mr. Ripper stated that he no longer wanted to go forward with his custom home at the time due to a major loss of money in the stock market. Cambridge agreed to let Mr. Ripper out of his contract Mr. Ripper responded very gratefully to Cambridge for letting him out of a binding contract.

A few months had passed and Cambridge received a call from Mr. Ripper. He expressed interest in a spec home we were in the process of building in another development. We signed a contract with Mr. Ripper and his wife to purchase our spec home in the Woods of Edenderry neighborhood for $818,000.00.

After all selections were chosen and installed, less than one month from closing, Mr. Ripper came back to Cambridge with a request to back out of his contract once again. Mr. Ripper claimed that he needed to back out of the purchase agreement for the second time now with Cambridge due to an even larger loss in the stock market. We had let the Rippers out of one contract but could not let them out of a second. The second house they agreed to build with us was near completion with all of their personal selections installed.

When you make a decision to build a home, it is a very large commitment that should be thought through thoroughly. It is not the fault of the builder that Mr. Ripper made bad personal investments. The second time around you would think he would learn a lesson.
