Pay attention to their agreement. It is a complete scam where they incur illegal brokerage fees even if they don't do anything for you. Their sole job is to set a trap for people to sign their paperwork and then bill them.
This is what they sent for my company:
Per paragraph 4), C) of our listing, the full commission of $15,900 is
immediately due Capital 1. Please make arrangements for the immediate
payment of this amount.
If we do not receive the full payment this matter will be
referred to our attorney for collection. In that event, you have agreed to
be responsible for our legal and other costs of collection as well.

Capital 1 Commercial Group, Inc., aka Capital 1 Buisness Brokers, is a long established professional business brokerage firm located in the State of Michigan. We have assisted 1000's of buyers and Sellers with business transactions. Our reputation is excellent among Purchasers and Sellers.
However, ocasionally unscrupulous and cheating Sellers attempt to defraud Capital 1 of our commission due under the clear terms of a Listing Agreement agreed to by them. When that occurs, Capital 1 will pursue its rights.
