Carleton Sheets No Money Down Real Estate - Footnotes from Jack Cummings Real Estate Finance & Investment Manual Dreamsville Internet

I had ordered the Carleton Sheets PEI "no money down program" last year. I had seen the commercials for years, I thought I would check it out. A few years previous, I had bought a book authored by the REAL father of real estate invesment, Jack Cummins.

After reviewing the PEI material (which took all of 2 hours A-Z (Cummins book is 500 pages, small font), I was convinced that the entire program was nothing more than some highlights from Cummins book... and some of the most important points were left out. Such as the part where Cummins suggest that indeed real estate can be bought with no money down, but making money going that route is quite another issue. He doesn't recommend it. Nor does he recommend assuming mortgages (most of the "no money" techniques involve this) since the risk is incredibly high, and if you live in Michigan, mortages are NOT assumable...ever.

At any rate, I returned the kit with no headaches. They refunded my money promptly, no issue there. The problem is, this program leaves out some very important fundamentals that could likely get you into financial, if not, legal trouble.

If you are interested in real estate, do yourself a favor. Go to Amazon.com, plop down your $20 and get a REAL education in real estate, "Real Estate Finance & Investment Manual". No, you don't get the colorful charts, graphs or CD's, just 500 boring, black type, information packed pages that skip the "get rich" part in favor of how to actually compose a business plan.
