I purchased a Carlisle home in 2003. Two weeks after moving into the house I learned the slab was cracked. Carlisle homes was aware of this when they sold me the home. When I reported the problem with the flooring they sent a man out to replace the flooring. When he pulled up the flooring and began to chisle on the concrete I asked him what he was doing and he said he had to repair the crack in the slab before he could replace the flooring. The builder had already contracted him to repair the crack before he removed the flooring,thus proving the builder knew it was there when they sold me the house. He also showed me another crack that had already been repaired.

At that time I hired an engineer to come and inspect the house and assess the repair Carlisle Homes was proposing. He said it was a minor crack and the repair they were doing COULD possilbly take care of the problem. He warned my then to document everything done on this issue as it could turn into a large problem.

Moving ahead 3 years - All of a sudden I noticed major problems. They all started around the same time. Cracks in the sheetrock, bricks, tile flooring, doors not opening and closing properly. Just you typical foundation warning signals.

I immediately contacted Carlisle homes to come back out to inspect the home. I was told at that time that it was not their problem, even though I had a 10 year warranty. They told me to contact Aces Builders Warranty about any warranty repairs needed.

Aces Builders Warranty is no more than a third party company that only warranties that the BUILDER wil honor its warranty. Thus referring me back to
Carlisle Homes.

I have been in conflict with Carlisle Homes for over a year. Since Nov 2006 trying to get them to repair the foundation. The house has been inspected by 3 different engineering firms. One represented Carlisle and of course said there was no problem with the house. The other 2 were random firms of my choosing that both came back with the same report of foundation failure.

I had 3 foundation companies come and give estimates for repair. Carlisle had a foundation repair company give them an estimate. All were comprable in their assessment of what needed to be done and very close in pricing.

Carlisle signed a contract with a company to do the repairs. This contract was signed in October 2007 with the job to begin the first week of Nov. It is now almost the end of January and they have done nothing but stall and give excuses.

Please call their home office phone number 713-484-5900. You cannot get a live person. It is the voice mail system from hell. I have punched every button on there and no one will talk to you. The only time I get any response to email is when I insult them on such a personal level that they get angry enough to reply. But there is never an answer, just an email that basically says "Lady, sit down and shut up and we will get to you someday".
Only someday never comes.

I agree with other complaints on this site about this builder. Mike Lafoy has given me in writing that Carlisle homes will take care of this problem and be responsible for all cost. I have a copy of the contract he signed with the foundation repair company. Has any of this got the job done. NO.

I know I am ranting here but isn't that what this site is for. This is a major problem and there is absolutely no trust left in this buisness relationship. I have given them every opportunity to "do the right thing" which ironically is their business philosophy according to their advertisement.

At this point I want this builder to "do the right thing" which I see as buying this house back at a fair market value. I do not trust letting them repair the house as I would probably end up with a lien against my home for non payment by Carlisle.

Any suggestions?

Info on Carlisle

Sorry sir, I don't live on this computer. I am a real human being but I do not read these websites every day. I actually live in Katy, Texas.

Now... after some research I found that it is true Carlisle Homes is in serious financial trouble as with many other builders. This is probably the reason you have received no response in the past few weeks from them. I am sure they are aware of your report here.

Info and phone #s that I have been given recently were in confidence. The construction superintendent that I dealt with seems to be officially unemployed as of now, no longer an employee of Carlisle Homes. I did indeed verify this as of this week. I have not needed assistance on my home since the first week of January which is the last time I saw construction man who was at my house.

I will tell you that I knew Carlisle was having some difficulty when I purchased but I thought it was because of the City of Katy being so hard to work with. I did not realize it was financially related originally. I purchased since a family member lives in the same community. They have lived in their home for almost 3 yrs with no problems. I also had the home that I bought checked out by a friend that I trust, who told me yes he would buy this home himself. I also had a private inspector and my own hired appraiser since I did my own mortgage loan. If you were from Katy, you would understand the reason for wanting to buy in this community.

Over here in Katy, we are seeing notices of liens against our properties. Therefore, I have obtained an attorney and suggest you do the same. If this happens to you, your title insurance should take care of any claims. If you have a mortgage then you should have a full title policy. Just notify the title company asap and send them copies of anything you get pertaining to a lien. I guess in your case, it would seem to me that you should be able to go back to engineer or foundation company that did the work at your home if you know who that is. I know that warranty work should be covered by those companies, the builder is just the middle man or scheduler.... but again over here in our community if the bills were not paid.... we may not get much warranty work done by the contractors.

Good luck and know.... many are in the same boat including myself it seems. I can officially be upset about many things but I will still tell you that the builder (const manager actually) took care of what I needed. Perhaps luck was on my side or he was just a good hearted man that tried to do his job under tough circumstances.

I'm still hoping to hear back from you with that phone number for Carlisle Homes where someone will actually talk you. I didn't think you were for real. There just isn't one. I agree with others on this site that Carlisle should be held responsible for their deceptive advertisements on their lying web site along with their lying owner and employees. People are losing thier homes and investments because of Carlisle homes bad business practices. There is no sympathy here for their lack of funds.

Homeowner,
I am happy to hear someone has had a good experience with this homebuiler. I would like to know the phone number you use to get a live person to talk to you. I need any assistance I can find with this as it is a major problem that I cannot let go of. I invested all my equity from my previous home into this Carlisle home and to just give up on this is not an option. I also know that there are 2 other home owners on my street with Carlisle homes built the same year with exactly the same problem with their foundations. I too hope that Carlisle is able to recover financially as this is my only hope. But when no one will respond to you on any level about your problem what can you do but believe their intentions are not what they should be. I am not going to let go of this and I am not going to quit criticizing then publically until I get resolution. I intend to get as much attention as I can until they buy this house back from me. It is only right.

Two members from my family have purchased from Carlisle Homes. One of us bought a few years ago and myself in the past year. I am sorry to hear of your experience but I am hoping you understand the financial issues mentioned here are going on everywhere with many builders. It is very sad that a former employee is NOT being more discreet. It is my hope that Carlisle will come through for you. I am aware they are working as hard as they can to follow through where other builders have thrown in the towel and given up! I am in the business myself and understand from A-Z what this means to all of us.

I have not worked with Mike LaFoy as you mentioned. However, I have worked with Chuck Shaw. I am aware that Mike LaFoy did some legwork pertaining to my deal but most of my dealings have been with Chuck. In times when things could not be taken care of right away, Chuck was always able to give me a time frame and get it done even if it meant coming to do it himself. I have not had any major issues after closing like yourself. I have spoken to both sales and Chuck since closing. Both have been available to answer questions. The nature of your problems are very rare, I understand and again I am sure Perry Thomas will do all that he can to resolve it.

I wish you the best of luck. Hopefully for our sakes, Carlisle will pull through their tough times along with many other builders. I am responding to this to let you know that there are some happy homeowners. I do hope Carlisle will be able to weather this ever changing market as they have been a great addition to Houston and surrounding areas.

As a former employee who still maintains communications with employees with Carlisle Homes, I can tell you that they are probably going out of business. They haven't paid their own employees in over 2 weeks. They have many homes that are still being built that have supposed to close over 2 months ago because they have so many vendors that will not do any work because they are on credit hold. Carlisle Homes does not have the money to pay their bills, their trades, or their people. I feel lucky that I got the money owed to me when they let me go. I worked there for only 4 months. My first weekend of working at the sales model, I knew that I made a mistake. The trades that came in to pick up their checks were all short paid. I immediately started looking for other work and they found out I was looking so they let me go. I sold 4 homes in 4 months. Not too bad considering 3 other sales people only sold 3 homes in over 14 months. I really feel bad for the people that bought the homes from me, but I had to feed my family. Carlisle charged one family $9,000 for laminate wood floors to go in their 1500 sq. ft home. Since the man buying his home had his dad living with him, they had to have it done with the construction because of the dad's wheel chair. I felt like I ripped them off. They should have only had to pay half of that. Not only that, but their plans are terrible. They have a larger series and smaller series. The larger series is ok as for lay out, but they all look the same on the inside. The smaller series is crap. They have very pooly laid out plans. Other builders such as lennar, kb home, gehan, etc. all have the same size product, but they are laid out so much better and are cheaper to buy. Carlisle tries to sell theirs at over $95 to $100 per sq ft when you can but the same size from the other builders for $70 yo $85 a sq. ft. Perry Thomas (President) probably had a good company at one time, but he let his partner and her husband (Rhonda and Darrell Weidner) run it into the ground. Please let anyone who is even considering buying one of these homes know that it is a company that will not be around to take care of anything that goes wrong. Their motto is "We do what's right", they need to finish what they really mean in that statement to "We do what's right for us and our bank account but don't care about our buyers, employees, trades, or vendors". Hope you find this a little informative and gives you an inside look at what a crooked organization this really is.
