BUYER/SELLER/AGENTS BEWARE - Greg Knapp is a scam artist - find another agent FAST. Greg Knapp/Artistic Real Estate Group is scamming buyers via Craigslist. He pulls homes from MLS as bait as if he is the listing agent that the home is seller finance. The bait is the home and potential buyers with poor credit call him to hear the home is no longer available. He finds u the only home u qualify for, his partner's listing/seller's agent Open Door REI, violating Brokers' Services and falsely misrepresent both buyers and sellers, victims. They swindle you out of money for financing to qualify which btw the Seller's agent owns the OpenDoor Mortgage. I lost $3k+ and have no home.
I also found out from the other Listing Agents from the other homes I was interested in, Greg didn't communicate my acceptance of their offers and lied to them and me. He only works with Open Door, Carol Johnson. They both are to be avoided. Open Door Real Estate and Greg Knapp violate Brokers Services business as usaul and Open Door Mortgage regularly violate Dodd Frank, despite it being cited on their website. They are both reported to TREC and Mortgage governance and should be avoided.

In searching on Craigslist for a home, I found a realtor, Gregory Knapp, who put me in touch with Carol Johnson at Open Door Mortgage who would help me clean up my credit and tell me what i needed to do to get into a home.  After showing me countless homes and making nearly as many offers, it seemed the only 2 homes that I qualify for are the ones that, low and behold, Carol Johnson was the listing agent.  I was pushed into either of these homes that were not my 1st, 2nd, any choice except that I qualify and with $20k down payment, I would be easily approved.  One of the homes, I was told had no lien and was owned by the Seller, then when I made the offer, found there was a lien but no specifics were provided.  I bulked and didn't pursue that home.  Then the other home, the most expensive and out of my league at $330k, I was told had 1 lien, then the truth in lending showed 3 bad liens with high interest rates and I was to assume.  When I received the offer that was put in by Carol, for Carol and Open Door, the numbers didn't add up - I was to put $33k down plus take over the 3 bad liens ($220k, $40k, $17k) finding an additional $11k.  I was told that was for credit card debt by the Sellers, so I was to pay for that also.  After being told I was approved for this "wonderful" deal, 2 days before closing, I found out that both Sellers were not in agreement with the deal and approving my credit.  That being the last misrepresentation I would tolerate, I requested my $2500 earnest money and fees I paid to Open Door Mortgage returned.  Greg Knapp refused to pursue returning my earnest money returned.  Carol Johnson from Open Door Mortgage sent me an email, which I still have, that my credit is so bad that "no one in their right mind would loan me money and that I am lucky to have this home" and that she would make this deal happen if I was patient.  So she would push the other Seller into a deal they were not in agreement and push me, the Buyer into a bad deal because she didn't want to lose the $33k plus closing costs, fees, etc. they would receive.  I also found out that Greg and Carol are buddies and this is their scam where they prey on Sellers who are underwater and in stressful situations with buyers with bad credit using Craigslist.  In both cases, the Seller NEEDED to move.  Greg Knapp list homes on Craigslist as if he is the listing agent when he is not, so buyers call him and then the game is on.  He sends buyers to Carol Johnson and they immediately request $400 that I paid because they say they can help me.  I never received a Brokers Services disclaimer, when I stated they were in violation of Brokers Services after they refused to release my earnest money, Greg Knapp said via email which I have,  he "didn't want to insult [my] intelligence by providing it to me."  Open Door Mortgage, as originators, violated Regulation Z because they steered, me, a consumer to consummate a loan that provides the loan originator with greater compensation, as compared to other transactions the loan originator offered or could have offered to the consumer, unless the loan is in the consumer's interest. I also noticed that one of the homes that was my 1st choice that i made an offer on and was told by Greg Knapp that was no longer available, still had a for sale sign on the property.  When I called the Listing Agent, I was told that Gregg told him I was no longer interested, when in fact I had accepted the counter offer via email to Gregg which I have.  This is direct violation of safe harbor to facilitate compliance with the prohibition on steering. To date, I have lost over $3k due to Carol Johnson and Hank Rubin RMLO License #311028 at Open Door Open Door Mortgage LLC NMLS #245556, 1795 Northwest Hwy, Garland, Texas 75041, 972-278-0011 office.  I believe they are also in violation of Dodd Frank, but they will argue the Seller is obligated, not Open Door Mortgage, due to Seller Finance, hence the loop hole and their fraudulent scam.

BUYER/SELLER BEWARE!! Don't do business with Greg Knapp, Artistic Realty, Carol Johnson, Open Door Real Estate/Mortgage!! I don't want anyone else to go through what I did.
