I'm a 65 year old retired government worker and I recieved a phone call from a gentleman named Brian Kelly who came off as very professional and caring. Went through a complete loan process and when the Good Faith Estimate came I informed Brian that I wanted my son who is very astute to look over the numbers. Brian became very angry and upset and told me that was not necessary and that everything is ok.
Needless to say I was suppose to close at 5.5% and no points. When I showed up at closing the rate was 6.25% and 2 points. From the closing I called Brian which was no where to be found. I spoke with a woman there named Beverly who claimed to be a manager and she told me to sign the papers and they would take care of everything before they actually give the funds. I did so reluctantly because I was about to be late on my mortgage which would damage my credit rating.
They had sent me new paper work over the recession period reflecting the new payment and rate, and no points. - THIS IS WHERE I WAS RIPPED OFF. They sent it to me - but the bank they arranged the loan through was never aware of it and still did my loan at 6.25% with 2 points. I have contacted the Georgia Banking Commission and I'm going to a lawyer to make sure these mean spirited people STOP these practices

I have strong reasons to believe that the above statements were written by a disgruntled ex-employee who became angry after losing an unemployment compensation case. The post is full of lies, including the name of the poster. Greg Sher is the owner of the company, and is from MD, not PA. Although I am not perfect, I am a loving, honest, and devoted family man, as well as an ethical business person. I have many, many clients that will attest to that.
It is not my nature to be confrontational or attack anyone, but since this person chose to make comments about me personally and the business I work for, I felt I had no choice but to respond. As I stated before, I believe this post is from an ex-employee who tried to take advantage of the unemployment system, and when they did not get the results that they wanted, chose to react in an immature manner with vicious lies about myself and the firm I work for. Please ignore this post, especially considering the motive behind it.

Well, Let me start off by saying this company is very unethical and Illegal with all they do.
Starting off with a response to Erika that works from the Lancaster branch... and she is not even licensed to broker or ORIGINATE loans in the state of PA. If so your license is not registered with the state of PA???? And yet she does under Eric Witmer's name. Branch Manager...... Also they charge Non bonafied discount points to customers and get away with it... at least for now because the department of HUD is investigating them..... There Junk fees are outrageous to the capacity and extreme that they charge lawyer fees and use notaries.....If you were truly educated in this field you would realize that the reason the economy is in the housing market slump is because of brokers and lenders like this one that continue to do it anyway possible and are vultures waiting for prey. There marketing is very deceiving stating a deed of trust.. and also that they have been hand picked by the Government to offer FHA ....There turn over ratio is the worse I seen and one of the main reasons why he has about two employees left.... All Mr. Witmer cares about is himself and how can he be faithful and honest to his employees and customers when he is extremely unfaithful and dishonest at home to Shelby. Now that is true knowledge first hand and FACTS
!!!!!!! FLAT OUT DO NOT DO BUSINESS WITH THIS COMPANY !!!!!!!!

I am an employee of this company and I work in the Lancaster, PA branch. A couple of the things you said in your statement were a little off.
#1- When you received the original Good Faith Estimate (GFE), why did you not look at the numbers yourself? They would have reflected the closing costs.
#2- When the Loan Officer (LO) you were working with got angry at you for suggesting you have your son look at the numbers, why wouldn't that throw up some kind of red flag for you? Why would you then continue the loan process? This point should be moot anyway, because as I stated before, couldn't you have looked at the figures yourself and asked the LO the appropriate questions if you had any?
#3- The lenders our company works with REQUIRE a new, SIGNED GFE anytime the fees change. If the LO changed any of these numbers during your loan process, he would have had to put a new GFE (among other forms) in front of you and have you sign them all over again. This is an underwriting guideline, and is necessary in order for the loan to close and fund.
#4- You state that you were about to be late on your mortgage, so you signed the papers anyway. If you were about to be late on your mortgage, did you not still have your mortgage payment sitting in the bank, in case something were to happen at the last minute and the loan didn't go through?
Also, to clear up the location of the branch of our company that you are speaking about: The branch where Brian Kelly and Beverly (whom I believe IS the manager of that branch) work out of is White Marsh, MD. Not Towson, which is where our corporate headquarters is.
