This company is a sham. Check their address, it is a UPS Store. 3948 3rd Street South #349 Jacksonville, FL 32250 (look it up!!)

Brad Thomas portrays the company as some major operation containing several different divisions, legal, admin, operations, cs, etc. I have asked him where all these people are as they can't fit in the UPS Store. I believe commercialleads.net, llc is a one or two person operation with some information pointing to computer services being provided by Pakistani individuals (however I cannot positively prove this).

Thomas is a smooth salesman and contacted me regarding the purchase of commercial loan modification leads. He told me I had to wire funds and they had to be wired quickly to get a "discount". I know better, but for whatever reason I sent the d**n wire. When I started doing my due diligence I realized I had made a big mistake.

Thomas and Commericalleads.net llc claim the company started in 2000. There are press releases by the company stating exactly this. I pulled the SofS records for the company in Florida. They formed June 18, 2007. Go to www.sunbiz.gov and look them up. When I asked Thomas about the discrepancy instead of providing some reasonable explanation, he blew me off. It was at this point I decided to dig a little deeper.

In 2009 commercialleads.net, llc was suspended for failure to file an annual report. Although they were reinstated, this is a mistake no legitimate company would make. They would have been unable to conduct business during the suspended period. This can only mean they didn't have any business and this should be a big red flag to anyone considering doing business with these people. Additionally, this is why they don't guarantee any lead volume (because they don't have any legitimate volume or leads as far as I can tell). They offer you a money back warranty if you don't close 2 deals. However, if you don't get any sort of volume of leads you can never meet the terms of the money back guarantee. I would bet NO ONE has ever gotten a refund.

Commericalleads.net, llc sells 'leads' for a variety of purposes pursuant to its website. I paid $1500 in advance (never pre-pay for something like this) to receive 37 leads who are purportedly interested in commercial loan modification. I started 12/15/2009 and as of 1/27/2010 I have received 3 so called 'leads'. One guy wanted a 90% cash out refinance on a C property he had owned 6 months, one guy told me he had this taken care of and hung up on me (although I called him the very next morning after receiving a lead), the third has a disconnected cell phone and I have left 4 messages for him at his work phone without a response. O yea, i did receive a fourth lead, both phone numbers were disconnected and the area codes didn't even exist in the United States. Thomas specifically told me all leads are verified for phone numbers prior to release. Ooops? At this rate if I allow one of these deals to qualify as a 'lead' it will take me 4.6 years to get 37 leads. By that time I am sure the PO Box location will be moved to a van down by the river.

Their leads are garbage and they are deceptive. I am filing a complaint with the Florida Attorney General's office but because of there staffing and the small amount of money involved, it likely will be recorded and just sit. I will also file with the FTC but don't expect any better response from the Federal Government.

I would caution you against doing any business with this group. I have done a fair amount of investigation in the past, and all the red flags are present here.

commercialleads.net, llc pulled the State of Montana Bar records on me from 1995 showing I am a suspended attorney (I was suspended for not keeping up my Continuing Legal Education credits up. I had decided not to practice law so never updated. I can take some CLE classes and get my license back anytime). The real issue however, is when you pay money to someone and are unhappy and start making an issue, and they research YOU, it means they have concerns and want to know what kind of trouble you can bring them. Thomas told me if I file a complaint that my leads would be shut off. Does that make sense?? It isn't legal either.
