Connie Bennett I booked a vacation rental in anchorage Alaska on line with VRBO. I did not receive the location until after I paid. She failed to inform us that this apt was in the worst trailer park slums and a motorcycle club lived a few houses down, When I checked out of the apartment the owner presented me with a list of cleaning instructions, vacuum, wiping bathroom, washing towels etc. We disagreed with this but did it anyway. She is now saying I do not get my deposit back. Anchorage Alaska

Dont waste your time dealing with someone who has been to court more times then a attorney (over 99 times). Just Alaska court view her name. Save yourself some trouble.

The legal action discussed in these reports and the complaints have been judged to be incorrect by the Alaska Court in a full court proceeding held earlier this year.  The court ruled the second party pay damages to me of more than $2200.  The first complaintant has stalking/FBI and police reports against them for threats and abuse. 

It gives a sick feeling in the pit of the stomach when, after investing so much time and effort into providing a beautiful, safe, comfortable place for my guests, that someone takes advantage of the gifts and then trashes the giver. I question, that if these guests were so unhappy, why did they leave me a note on the table saying - "Thanks, the apartment was great!"? He doesn't mention that the refrigerator was full of treats, chocolate desserts and breakfast items for them (all on the house) when they arrived.

The incongruity of this guest's comments -compared to the other positive reviews - suggest to me that perhaps his comments came out of anger knowing he would be held responsible for the various damages caused during their stay.  

The Rental Terms emphatically prohibit fish processing/storage - they violated this stipulation causing water damage to the top of the wood table, and necessitated additional cleaning and santizing of the kitchen.  The Rental contract also prohibits bringing in any appliances outside of those provided in the apartment.  These guests brought in a commercial vacuum packing machine!

I had even sent a reminder of this house rule in an Email the week before their arrival, knowing they were going to be fishing, and recommending a local fish processing plant.

In addition, they burnt out the coffee pot after leaving it on all day - causing other tenants to complain of a burning smell, and broke the outside garden hose reel - using it without my permission.  They used the apartment towels to wash out their fishy truck, stained a duvet cover and caused other damages.  

All of the details, as to what is expected of the client in move outs and any costs that will be charged to the refundable security deposit, are all clearly stated. They are also posted in the apartment.

There were over 30 emails, detailing the quote, rental terms, client information sheet, travel information and, after their departure, his emails were responded to, and a formal letter, detailing the security deposit deductions, was mailed to him.  I have had to stop responding to his recent emails because of his threats and vulgarity.  

This tenant would have had a better experience if he would have read the website page/description and read the Rental Terms clearly. Those tenants who have respected the Rental Terms had no problems in getting their deposits promptly returned to them.

Gratefully, the season has brought me many wonderful, respectful and appreciative guests. Their comments and reviews are more indicative of the service and comfort of my apartments and the service I provide.
