Cornerstone Real Estate And Mortgage Group Scammed His Own Stepmother/Con Man/Ripoff Artist--Osceloa Stephenson and Cornerstone Realty Sacramento California

I entered into an agreement with Cornerstone Realty in November of 2006 to purchase a house in Citrus Height, CA. I told Osceloa Stephenson (my step-son) that I didn't feel my credit was good enough to purchase a house. He informed me that there were plenty of programs out there for first time home buyers.

Osceloa informed me that the payments would be about $1,800 a month---which I told him I could swing.

Osceola told me that since I was family there would be no closing costs or other fees for me to pay and he would waive the commission, and he would let Emmitt Lewis know what he was doing.

Osceloa came to my workplace and had me sign the papers. There were tons of papers to read thru, but he said, trust me, I'm your real estate agent and stepson and I would not screw you over--your family. He just showed me the places to sign and I signed and initaled without really looking over the papers because I trusted him.

A couple of weeks went buy and I did not hear a thing from Osceloa, and he never gave me a copy of the final papers, I just had the originals with no signatures that he gave me

I forgot to mention that he had his wife's Notary Journal with him and he notarized a few of the documents. His wife was at home in Sacramento watching the kids he said. I told OC that using someone elses notary is fraud and he just laughed and said "I do it all the time."

When I got the payment notice in the mail the amount of the mortgage was $2680. I called OC and asked him what was going on, and he said oh, there must have been an error in the calculations.

I decided to look at the tons of paperwork he gave me and found out the reason I got the loan. The loan papers said that I made $8,000 a month and I was a corporate executive. I didn't even make anything close to that kind of money. Also there was a list of items that needed to be done before the close of escrow, i.e. my husband was supposed to sign ---a quick claim deed (Interspousal Transfer Deed). My husband never signed anything like that. I don't know who signed for him.

Needless to say I could not make the payemnts and within a few months the house went into foreclosure.

When I sopke with Osceloa about the issue, he said oh well that is the risk you took. I told him that he got me into that house with false information knowing I could not make the payments.

And also after reviewing the paperwork he did indeed get his commission and all the other associated cost to the tune of over $15,00 in fees both to him and Cornerstone Realty.

These guys at Cornerstone are nothing but a bunch of crooks and con artists, liars and thiefs. They are out to make a fast buck and don't care who they con family, relative, mother, dad, sister, brothers. Bottom line is they will screw anyone.
