If you are considering renting from Regent Square Rentals, BEWARE. If you happen to come across the many negative reviews about them & ask them about those, they'll tell you something along the lines of, as they did me, we have over 500 units & there are only a few negative reviews. As for the rare positive review, they're probably from their family, friends or coerced employees.

But get this. By the time a tenant has been abused by their atrocious conduct, disrespect, & complete disregard of the health of those who are unfortunate enough to come into contact with them, renters are so happy to get away from them (I talked to many of their unhappy tenants before I was fortunate enough to get the hell away from CP Development), unfortunate tenants don't want to spend anymore negative effort or energy thinking about Regent Square Rentals. Or there would be far, far more many negative reviews.

If you don't have perfect credit (they don't check credit scores) but can prove your ability to pay their exorbitant rent for run down properties, maybe it's your only option. My credit was good, but I was deluded by their false claims that they were part of Regent Square at a lower rent than if I had actually lived in the Edgewood and Swissvale REAL neighborhoods of Regent Square, & I didn't do research. My bad. I wanted to live walking distance to Frick Park which was the only plus. 

They market their properties as being in the Regent Square neighborhood. UNTRUE. Ask any Regent Square local.

However, choosing them rather than living in your car or a pile of trash under a bridge may be the lesser of two evils. 

If you don't care about being lied to by your landlord or enduring being told they'll do repairs or improvements they promised to do BEFORE you moved in, then go for it. Once you're in, they don't honor their promises. You can email & call them 100 times, & they'll string you along saying they'll get to it SOON or the project they promised is "on the list"  which is code for they're never going to do it. 

If you're ignored by the unhappy, underpaid staff at Regent Square Rentals (who have no power) and you have the unfortunate experience of being in touch with the owners, Peter and Charles Patterson, you may get an abusive, vicious tongue lashing for daring to ask for what you've been promised.

What's more, they have no respect for your privacy. When you're signing the lease, they say if they need to enter your property, they'll inform you in advance. UNTRUE. They don't have the courtesy to call or text you to let you know they'll be in your property. They just show up. 

Imagine if you're sleeping, showering, being intimate or are naked as you encounter them in your "home" !!! They make it abundantly clear it's not YOUR home. It's theirs. Don't be fooled.

More terribleness, they expect you to renew your lease six months before your current lease is up at an exorbitant increase. If you read the lease before you signed it, you thought nothing of this clause because you didn't anticipate that being their tenant would be a nightmare. So, no problem.

If you don't renew the lease for the next year with a HUGE rent increase (far beyond market value), they'll begin parading strangers through your apartment without any notice to you. l came to the conclusion that this is their way of harassing you into signing a lease just so you can protect your privacy and security. Or they're just inconsiderate a-holes who care nothing about you but rent as they claim to care so much about the community.

On that note, they claim to being committed to improving the Wilkinsburg neighborhood. Bull Sh*t. All they're interested in is acquiring more properties and charging exorbitant rent. Unfortunately, they own much of the Wilkinsburg FAKE Regent Square neighborhood. The claim that they are so concerned about the "Regent Square Community" by parading dog parks & bbq's, is based on my personal observations is a con.

The only good thing I can say about them is that their under-paid, unhappy maintenance manager and crew do the best they can to meet basic maintenance repairs despite the owners horrible, demoralizing management, and those workers are respectful and responsive. Too bad, their owners can't say the same about their own reprehensible conduct.

You should read the many page lease before you sign, and you will see that everything in it absolves them of any responsibility to you as a tenant.

If you want to move into an unclean, even dirty unit, be disrespected, mistreated, lied to, subjected to filth, have your privacy invaded and ignored when you have a legitimate complaint, go for it. Rent from Regent Square Rentals/CP Development. 

I am so grateful to be away from them and the stress they created for me instead of having the most UNPEACEFUL so-called home I've ever had.
