On the outside, it sounds like a good idea-Contact Dave Ramsey so he can tell you which real estate "Endorsed Local Provider" you should use.  But what you don't know is that every real estate ELP is paying a 28% referral fee to Dave Ramsey and his Lampo Group.  This is not disclosed to buyers or sellers. You are told you will receive "pre-qualified" leads for serious buyers or sellers who want to use the services of a Realtor.  Instead, you receive simple website inquiries from his website.  Many of the leads are curious would be buyers and sellers.  Some are serious.  As an ELP, you are required to contact every lead you get at least 3 times the first day, and then twice daily for the first 3 weeks UNTIL you get a response.  Talk about stalking.  You are also required to use thier "Training Program", which, incidentally is not free but will cost ou $500.00 per month for a 6 month commitment.  

The last straw for me was when the Group contacted me and "Requested" that  I buy a case of books by Chris Hogan, Dave's newest expert on Retirement Planning.  I was told the Dave wanted Chris to hit the NY Times Best Seller List and that if all Dave's ELP'SS bought a case of books, this would happen quickly.  I found this approach to be dishonest.  Needless to say, if you wnt to find a good real estate professional, don't rely on some guy in Tennessee who has figured out how to milk a fee from hardworking agents.

 Your report was very well written and a great big breath of fresh air! Ramsey knows very little about investing and financial planning...other than his own game! The sham ELP game is exceedingly questionable and somewhat like what another disgraced self appointed "financial guru" talk show host went to jail for...not making full disclosure of his interests in the matter. Ramsey has changed over the years. At first, he really was great to listen to and I did that often. After a several year break in listening to him, I rediscovered him and the change was incredible. Now he sounds like a spoiled, snotty little child with an obvious attitude problem. He claims to be Christian yet listen to his name calling tirades and the very liberal use of substitutionary words and phrases for the "F" word and "GD" phrase. Churches who pay thru the nose to teach his stuff and elevate him to sainthood haven't the slightest clue of his tirades. If they had a pastor preaching like this, they would get rid of him before the sermon was over! I have said for years and years this ELP program most certainly requires FULL DISCLOSURE and when I've encountered people who so proudly proclaimed they were an ELP, I love pointing out just who it is they are worshiping! Employee reviews of his are also not good. Bottom line, this guy has been on a huge ego trip for a long time. He is NOT the Christian to admire as many do. Again, thank you for the great review and excellent writing skills!
