David Antonelli - Patriot Funding they stole a $2500 up-front fully refundable fee Chicago Illinois

October 11, 2018 RE: Refundable "Retention Fees” Paid "Up-Front” for Mortgage Loan to David Antonelli at Patriot Funding, Inc. Dear Rip-Off Report and other Fraud and Scam websites that may have concern; I was approached by Mr. David Antonelli of Patriot Funding in Chicago, Illinois on May 11th, 2018 regarding a mortgage loan on my house and property.

Mr. Antonelli asked for a substantial list of personal and business financial items for him and his company to consider the re-financing of my existing loan and I complied with all of his requested items by May 12th. On May 14th, Mr. Antonelli stated "I have preliminary approval on a $400,000 loan” although I only requested a $250,000 loan.

Mr. Antonelli delivered to me a document named "Commitment to Place Lending” on May 15th and asked me to sign the document and return to him along with a $2,500 refundable "Retention Fee” with a very clear understanding (in writing) that if Mr. Antonelli fails in performing and providing me a refinance loan, the $2,500 is fully refundable.

On May 16th I wire transferred the $2,500 refundable "Retention Fee” to Mr. Antonelli’s bank with the written understanding my loan would fund within 60 days. From May 11th, 2018 to today’s date October 12, 2018, over five months, there have been no return phone calls, no return emails and no return text messages from Mr. Antonelli at Patriot Funding.

I have notified Mr. Antonelli on at least eight occasions via telephone, email and text messages to return my $2,500 as no loan commitment or alternative funding was placed and therefore the $2,500 is fully refundable as per his very own "Commitment to Place Lending” agreement, fully executed.

Do not do business with David Antonelli at Patriot Funding in Chicago, Illinois as he and they will promise your loan funding via fully executed agreements, will not perform on these written agreements and are only interested in your (although fully refundable) "up-front” fees.

I have an attorney that has sent him default and demand letters and I have notified Assistant District Attorney and local law enforcement in the Chicago area of these actions by Mr. Antonelli at Patriot Funding.

Affidavits are being compiled and the police agencies are working with the district attorney’s office to bring Mr. Antonelli and Patriot Funding to justice. Hopefully my complaints to the on-line fraud and scam websites may prevent someone from getting ripped off by David Antonelli at Patriot Funding.
