Andrews Jewelers in Williamsville NY hired Dipaolo and Sons, Inc. And it’s owner Frank Primerano to build its new retail location. Frank Primerano walked off the job with no official notice after receiving 85% payment for the services. Many of his sub contractors have been calling our company for payment even though we have paid Frank for their work. It should be stated that we did not have contracts with any of his sub contractors. We contracted with Dipaolo and Sons only and Frank Primerano hired his own subs, many of which were never paid even though Andrews Jewelers paid Dipaolo and Sons for the sub contractors scope of work. All of this is documented through the use of official AIA bank draw documents signed by Andrews Jewelers, Dipaolo and Sons and the bank inspector.

In addition to the financial troubles caused by Dipaolo and Sons, there many warranty issues with the quality of the craftsmanship. Including but certainly not limited to: improperly installed water lines that freeze often, parking lot lights that were installed crooked needing re-installing, interior floor slab has wave and dipping making it nearly impossible to properly install flooring, foundation leaks causing water to infiltrate the floor slab, and the list goes on. I have requested that Mr. Primerano show how he intends on paying the sub contractors, that he return to finish the work, and remedy the faulty work, I have never received a response. Unfortunately I could not and would not recommend this company or individual for any construction services based on the hardships created by his company.

Pictures Showing Faulty Work Provided by Frank Primerano and Dipaolo & Sons, Inc. Buffalo NY

This batch of pictures shows water constantly bleeding under the walls and on to my floors.  This happens because Dipaolo & Sons did not provide water barrier flashing at the bottom of the walls located at the sill plate.  Frank Primerano was given installation guides from the manufacturer of the stone facade for our building.  This guide clearly stated that "Z-shaped" metal flashing had to be applied at the bottom of the wall prior to the stone being installed, it also stated that a water screeding drip edge made by the manufacture needed to be installed as well.  Frank was told by the project architect on several occassions that he must read and fully understand the installation guide supplied by the stone manufacturer.  He ignored several requests and never installed the water barrier as instructed by the manufacturer....sure enough water leaks in the building constantly.  We must now pay tens of thousands of dollars to remove the stone and re-install it properly.

The plumbing lines must not have been taped off during construction, this is done to prevent debris from entering the plumbing.  None of the faucets were working until we discovered that the lines were clogged with tons of stones, we had to remove all the connections flush out all the lines and replace many of the faucets.  This was done at my expense because contractor was nowhere to be found, and wasn't returning our phone calls....pics attached proving the rocks were in the lines.

Frank ordered the doors in the wrong size and because of this, there are huge gaps at the tops of the door frames and at the bottom of the frames.  We had to pay a contractor to repair the tops of the doors, unfortunatley nothing can be done about the shoddy gaps you can see at the bottoms of the doors.  The only solution is to replace all the doors in the building.

Ceilings were either not done correctly or not done at all.  The contractor left the job before finishing the decorative ceilings in our showroom and the back office.  The drywall ceilings that were done continue to crack, I told the contractor and his sub-contractor RDF Construction that they didn't have enough supports and the drywall would eventually crack.  Of course it did, I've spent $8000 repairing the drywall so far.  The corner bead on all the walls was never screwed in, they were just "stuck" in place.  Not long after all the corners cracked, every corner in the building had to be replaced, pics attached.

Defective workmanship by this contractor continue to surface!

The following defects have surfaced since my original post:

  1. Parking lot floods rendering much of it unusable and unsafe, pics supplied.
  2. Concrete floor slab is so off level that our showcases couldn't be installed properly, pics supplied.
  3. Parking lot lights were installed in the wrong location and had to be moved, pics supplied.
  4. Exterior water barrier flashing wasn't installed and the showroom fills with water, pics supplied.
  5. Drywall corner bead never fastened and needed to be completely removed and re-installed, pics supplied.
  6. Interior doors were installed with wrong sizes and huge cracks were left at the tops of all the doors, pics supplied.
  7. Drop ceilings were improperly installed, pics supplied.
  8. Attic insulation was never completely installed and needed to be re-installed, pics supplied.
  9. Floor slab was installed with huge gaps between the foundation and needed to repaired, pics supplied.
  10. Holes in the sidewalk were left missing and the side walk needs to be re-poured, pics supplied.
  11. Parking lot was installed improperly and huge ruts are forming in many places, pics supplied.
  12. Huge holes were left at the bottom of the parking lot drainage basins, pics supplied.
  13. Large of amounts of rocks were found in the building waterline and destroyed all the plumber fixtures, pics supplied.
  14. Exterior vinyl siding was not installed properly and is bowing and curling off the building, pics supplied.

 

The following contractors were hired by Dipaolo & Sons and provided the work shown in the pictures:

3D Concrete, LLC 3868 Main St. Strykersville, NY 14145 (defective concrete)

DJ Gerling 5906 Derrick Ln Burt, NY 14028 (unfinished light poles)

RDF Construction, 9745 Lake Road Barker, NY 14012 (missing water barrier & faulty drywall & drop ceilings)
