We purchase our home from DR horton on the promise of a Boat Ramp to be installed upon the completion of this section. We are now being told that they have deceided to build a home on that land. We estimate that our homes in this section will now lose an average of $30k with no ramp installed. We should not have have been shown this land and made this promise if they had no intention of building this ramp. They should offer something other than building more homes. A park for the kids would have been nice offering. Or just leave the land as green space and let the homeowners association do something with the land. Do your research and see what other say on the internet... its not nice.

Was listening to a radio show the other night. They were addressing just this very issue. You think you have it bad? There are going to be thosands of people in the same "boat" or worse, all over the nation, no pun intended. The guy used the example of a subdivision that started out with houses over a half mil in value and now the builder is putting in condos on the tail end of the developement. The houses are worth abouth half of what they started out to be.
There's a builder here in town that was selling houses for around a $150k on the first street. The next street over, the same house was selling for $130k. The next street over, $120k and now the builder's selling the same exact model for around $100k. I'd hate to be the person who paid $150k when I can buy the same exact house for around $100k today. We'll see this all over the country. The guy on the radio said one of the worse things you can do is be one of the first buyer in a subdivision cause you have no way of knowing what's gonna happen in the future.
I remember 36 years ago, when my folks bought a house and the lying scumbag developer PROMISED our's was gonna be the last row of houses AND there was gonna be a greenbelt behind our house. Fat chance. He put up another subdivision and our greenbelt turned into another row of houses. As the saying goes. It's not personal, It's business. All these folks, all over the country, who were promised swimming pools, clubhouses, nature trails, parks and boat ramps. AIN'T GONNA HAPPEN. If you're gonna buy a house, wait until the area is just about finished to see how it plays out. Otherwise you could be in for a big, expensive, rude awakening.

If enough other buyers were told the same thing you might have a basis for legal action, but I think you would need a written representation or advertisement that a boat ramp would be built which would be considered an inducement for your purchase.
A private dock would be worth a lot more. Boat ramps draw vehicle-with-trailer traffic, and often they are parked everywhere.
