Drouin Realty has been neglecting their properties and tenants for years! They do not keep properties up to par in any means and will fight you till the end on any repairs or treatments! Let's just say that many pay a lot of money every year to have renters insurance in fear the floors will cave in or the wiring will catch fire.
The information below has been collected from numerous tenants from numerous properties and from numerous previously used and current contractors.
They are completely unprofessional and unorganized.
They do not call back in a timely manner or ever.
They do not fix problems in a timely manner. Some people are still waiting after calling for years to have problems fixed.
They are constantly giving tenants contradicting information and do not treat everyone the same.
They rarely have the tenants best interests in mind.
Walls inside and out are cracked from the ground to the roof and some are even loose. These cracks remain untreated.
Railings are not properly attached for support.
Windows are not braced to the walls or lock for that matter. Screens are ripped, broken or not the correct size.
Plumbing problems will take days to weeks to get fixed after arguing about what the tenant must have done to break it....they try and blame everything on the tenants. They even want tenants to go without toilets so they don't have to pay emergency trip fees for night or weekend fixes.
They constantly show up without calling first.
Their maintenance men harass female tenants.
They submit bogus invoices to the owners of the properties.
Pests are a big problem. Numerous calls have been made about termites, spiders (including the poisonous and deadly ones mainly) and roaches with little to no resolution for years. Even calls about larger pests and rodents are never taken seriously.
Floors, ceilings and walls are soft to touch in some places. Ceilings are even falling apart and look soft.
Molded or rotted out items take months to be replaced after begging them for months to replace those items. That goes for faulty appliances too.
You fix the left overs of any problems that they do fix. Example: Leaks of any kind....they 'fix' the problem and you are left with the mold or water damage that it caused.
Contractors will even tell you that their properties are trashed and not kept up.
Rent increases are made every year to selected tenants despite all the problems they are not fixing.
These are not even all of the problems and the details will just make you angry. They need to be stopped but there is too much fear to take control at a time like this. Fear in losing your home or being put out and not being able to get another place.
It is illegal for them to retaliate but they sure can make it difficult to live there and try and evict you for just about anything in the mean time. They have done it before, they will do it again.
I wonder if the actual owners of the properties that Drouin Realty 'manages' know how poorly their properties are being treated and the problems that Drouin Realty is creating by being neglectful.

These people are terrible businessmen and operate on a code of morally bankrupt mismanagement, apathy, and lack of professionalism. I rented from them and have never regretted anything more. They behave in legally questionable ways with regards to handling their tenants.

I have lived at a Huntington Beach Propety managed by Drouin for 6 months and have not had one issue with them when we call for a repair we get licensed companies coming out repairing things. We have had our heater,stove top, wall oven all replaced since we lived here. They don't tinker and mickey mouse crap they replace it. I have orange plumbing out for some plumbing issues when I call in the am Ruby has them there by noon there's never been a day I waited more then a day to get something fixed. nd Ruby and Susie attitudes are awesome down to earth and they care about there tenants. my uncle lived at a Anaheim Property managed by them and never had any issues with them either and that owner was a penny pinching tight wade who the girls had to call just to bang a d**n nail. So who ever is unhappy with Drouin can kiss my a** cuz you obviously are being held accountable for your actions and therefore are talking crap.

As an owner who used Drouin Realty as a management company I found Will Drouin and Susie Figueroa and Ruby Navy to be both personable and competent.
Repairs were done in a timely manner and they had competent service people handle the maintenance and repairs. This is something that I insisted upon as the owner of the property.

The above remark came from a tenant was evicted. These vague, negative statements reflects this person's own displeasure about his unfortunate personal situation, rather than the quality of service rendered by this property management company, who has served both owners and tenants in orange county with superior service for more than 30 years.
