This man promised good terms on a real estate transaction and asked for a new appraisal through a valid one was given. Understood lenders want their own appraisal and it was agreed to order one. Loan terms were sent but no conditions except for the value of the subject (Private Money Loan). The appraisal was ordered and appointment set to meet on site. received an email that appraiser won't show unless funds were wired. Very strange but funds were wired per instructions and a copy of wire form was sent to the appraiser with a call confirming the appointment. 

Appraiser never showed and then the number became unfunctional. Emad promised to return funds after multiple calls as to where was the appraiser and what happened and various amicable discussions about the refund. The only reason communications were still open was due to the favorable terms of loan offered by Emad. After a few days of being asked for a credit card to refund a wire that was promised, no credit card was given and wire never came.

Emad stopped taking calls and no response to emails as well. We searched a little on him and he has a report on scamwarners as well. (You should look up and read as well).Emad is a difficult man to understand and believe the appraiser's contact number was Emad as well posing as the appraiser. Both speak with broken English and appear to use phones that take a long time to connect since they are alias phone numbers. 

Do not send any money to this man for any upfront fees, third party fess ...any type of fees. All fees should go through escrow for services rendered on a successful transaction and paid through proceeds or at funding. He is not to be trusted. If I still chose to give this man business after reading this, I would like to have his physical address verified and pertinent licenses to be verified.
