I purchased Mortgage leads from Fidelity Data Inc for 39.00 each. Douglas Ross (Owner) seemed to be honest when I made initial calls and questioned him regarding his marketing efforts, and which type of leads and the perimeters of those leads would be. We agreeded with contract, I sent my money and they began the campaign. The leads came the next day, however they where outside the agreement. There were either little or no LTV or the property was not residential, but farm land, care home, NOD's etc. I notified Doug Ross, in which he said after my 25 leads are delivered, report those that didnt meet criteria and they would be replaced....also stated on the contract........That was the last we talked...since I have sent numerious e-mails, phone calls to no avail...925.00...I was sent altogether 27 leads in which 9 leads were in a corrupted format I could open and 10 were outside of agreement...(WAY OUTSIDE) 19 leads were unworkable....at 39 bucks a lead...I have been a loan officer for 21 years and the business is tough..so I thought i would give it a try...I hope this will open DOUG'S ears and he will call me and make things right...it has been over a month with no response.

Do you really want people to believe you satisfy your customers. It has taken you several weeks just to respond to this Report. Its been months since you took my Thousand Bucks! You have the nerve to act like we cant deal with simple programs like EXCEL like you have stated; the bottom line is your leads are TRASH. Your Srevice is TRASH and your Talk is TRASH !

I have just seen this report as it was brought to my attention from a cleint who cancelled over his concerns after reading this report.
In response to this report I will go over allegations.
1. 9 leads were sent in a corrupted format.
That format was excel. We did not learn until a week later that he could not open leads in excel. Most companies have this program or in the least, could send to someone they know who has exel who could cut and past leads in wordpad for him. Said that leads were old by then and wanted replacemnts. If they would have been sent back or if we were informed immediately, e could have resent the leads in MS Word or any other format . But we are not going to replace leads a week later becasue client can't open an excel file.
2. Leads were outside criteria we set.
Criteria we set is Single family home, Condo or up to 4 units. A farm counts as single family home ..especially in rural areas. We use $100,000 minimum loan amount and 80% or less LTv and a desire to talk with a loan officer who can show them how to save money. After listening to entire conversations from all leads...e decided 4 did not meet criteria and they were replaced
We sell leads not lay down deals. We try our best to satisfy every client and always fulfill the order to the best of our ability. It is not our fault if someone doesn't inform us right away that they can not open an excel file. We made no money on this order, and feel it is not fair to have our company name dragged through mud. We admit, converting leads to deals is harder in CA than other states, but the equity on these leads was there as well as 6 figure loan amounts and 6.5% rates and above. Those that weren't were replaced with 4 extra leads sent to client. And if someone calls us every 15 minutes...myself or receptionist will not take that call as it only wastes time and resources
