Owner of Folsom Properties, Jennifer Sue Scalzi, lied to us on numerous occussions and will do anything required in her favor including creating trumped up charges. I have written documentaion to prove this. She is not honest and will tell a lie without fliching as if is the truth and will take any law suits to court as per her previous comments on this ripoffreport site. She knows how to play the game and is good at it.

She is a well educated, business minded person. She runs a Foster and Kinship Care Education Program in the Sierra Joint Community College District and is a guidance Counselor at American River College along with running her businesses Folsom Proeprties and Connections Consultants. She has her plate full.

She states she likes everthing in writing, but when you verbally asked for permission, she is friendly and OKs your request, only to turn around later and state "I never authorized that"

She is not a licensed real estate broker as required by the State of Califonia to run a property management company. However, there is an exemption: She is authorized to rent property when owners provide her with a power of attorney. Thus, she does not have to follow any real estate rules established by the State of California.

We signed a month-to-month lease for $1,850 a month and she made verbal promises of updating certain items in the near future, which never transpired. This rental property happens to be her personal home. She was real slow on getting needed repairs completed and would blame us for any problem that did occurre. An example was a hole in the roof caused by raccoons. She stated, if we would not have left food out in the kitchen, the raccoons would not have been attracted to the property.

We took photos of the property before moving in including prexiting conditions and completed a move in checklist provided by her, and mailed the checklist to her. We never received a copy with her signature.

We rented from her for 23 months, she lost our payment twice and sent the eviction notices through her handyman as a precaution as she stated.

When we moved out, she provided a pre-move out inspection, with the house empty. She did not use the original move-in checklist we completed and because she stated she did not have time to go back and get it. She provided a hand written note stating what she wanted done before moving out. We took care of everything she addressed on the hand written note and left the property in the same condcition as when we moved in.

Final move-out inspection was conducted quickly with her handy man Brett Wiley present and he had his own note pad and started taken notes. Again, she did not have the checklist we used when we moved in, so I provided our copy to Brett which only had our signatures. We took pictures of the property before the move-out inspection for our protection and I'm glad I did.

Twenty days later, 9 July 2009, she provided a letter itemizing repairs that she never mention were even issues during both move-out inspections.

Her letter inappropriate itemized deductions from the security deposit including replacement of carpet which was about 10 years old, and included a demand for additional monies due within 30 days. I called her and asked her why she was pulling this scam and and her comment was "see you in court".

So that is where we are heading towards, the court system. We also will be requesting compensation for a noise nuisance issue, rodent infestation issue, habitat violation issue, health hazard issues, safety issue and persuasion to move out issue which is addressed in our "Demand Letter" to settle out of court. However, we know, she is well prepared to take anything to court.
