Foreclosures Daily - buyer beware! A year ago Foreclosures Daily (FD) was providing up to date leads that I used with success to find sellers of pre-foreclosure properties. When my renewal came up in Sept. 2008 I renewed, assuming that level of service would continue. I did not use the service for about 4 months while I was revamping my real estate investment business.
In January 2009 I tried the service again expecting the leads to be current. They were over a month behind. When I tried to get in touch with FD all phone lines had been disconnected, including the private cell phones of Mike Kane and Mike Parisi, president and COO, respectively. I then filed complaints with both the Better Business Bureau and Capital One Visa.
Mike Kane finally emailed me and said that my BBB complaint was invalid. I responded giving several reasons why I did not believe this to be so. In his response to my second email he pointed out that the agreement I had signed to get the service included a non-recourse liability provision whereby FD could provide any data they wanted and I had to accept it whether or not it was current. There would be no pro-rated refunds. He also claimed that they were behind due to the increased caseload at the courthouse.
I then emailed him saying I wished to cancel the service when my subscription was up in Sept. 2009. He replied saying I could only cancel through the website. When I logged into the site I was presented with a copy of the agreement which I was supposed to approve before accessing the data on the site. Instead of approving the agreement I pressed the cancel button at the bottom of the page. Doing this gave me the message "done but with errors" whatever that's supposed to mean. I then found an undelivered message about the cancellation in my email. I promptly forwarded this message to Mike Kane. I believe I have canceled the service which still had 6 months to run. I have forfeited almost $1,000.

Company appears to be a joke. You call the number, it's not actually them, it's an answering service that can't answer a single question about the company. Answering service doesn't have a clue about the company, can't even tell you what they OFFER!
That's red flag #1
When Tangie, their "manager" calls you, she quotes you a price that's different on the website. When you question her about it, she has to send a e-mail to Mike Kane and Mike Parisi. She then tells you to e-mail them asking about the price difference.
That's red flag #2
Mike Kane and Mike Parisi are obviously lazy and don't know how to answer their e-mails if you question the pricing.
That's red flag #3
Tangie appears to not know how to check her voicemail and return phone calls, either, if you call her back to ask a question. That's their SALES MANAGER who can't return phone calls.
That's red flag #4.
If you want leads, go to a real company that can answer their phones (And returns phone calls), not one that sends everything to an answering service..and only deal with companies that answer their e-mails, regardless of what is being e-mailed. Customer service shows.
It's a shame, I was willing to get about 80,000 records from them, too..But they were too lazy to answer their e-mail...Unbelievable that it was BOTH of them that ignored their e-mail..Shows you what the company really is about.
