I received a letter from Franklin First for a mortgage refinance. I spoke to Terrance Kenny who said he could qualify me for a refinance. He asked me to pay down one of my credit cards to improve my credit score. I borrowed about $4500 from my son's college fund to do this, I specifically asked Terrance if I would get the money back and he said yes. About a week later I was told there was a problem with my credit because I had charged about $100.00. I was never told not to use them. I was told to call the credit company that they used so see what I could to. I called New Beginnings and was told that I had to spend $50 for a credit report,this report told me that I had to pay off my other credit cards which I could not afford. I called Terrance and he put my file in for a special exception. After waitinf almost two weeks for a answer I was denied because of paint damage on my house. Because this was a FHA loan I had to pay $450.00 for a apprasial. Nothing was ever explained to me that if my house didnt pass the FHA guidlines I would get the loan. Now I am out about $5000.00 for all the fees and credit card that I had to pay. I believe they misrepresentated themselves but not giving me all the right information. I believe was taken advantage not to mention this took place over 6 weeks. I dont want this to happen to anyone else.

   You're not really out $5K as $4.5K of that was used to pay down one of your credit cards, in hopes of improving your credit picture.  

   You're really out $500.

   Normally in a ripoff report, it's easy to see what the company gained in the alleged incident.   Your report has me stumped.

   You paid $450 for an appraisal.   That goes to the appraiser/apraisal company.  Then there was $50 for a credit report.   Both of those expenses are normally paid buy the applicant for a mortgage.      As far as I can tell, this company didn't make a penny in this transaction. 

   It seems that you didn't qualify because your house did not meet FHA guidelines.  Perhaps they didn't tell you this detail, but would it have made a difference?  Were you aware that your house didn't qualify for an FHA loan before the appraisal?   The whole point of applying and getting an appraisal is to find out if you (and your home) qualify.   You seem to expect that they should be able to rule out every disqualifying condition beforehand.  That's not vert realistic.

  I don't know whether or not this is a good or bad mortgage company.  What I do know is that nothing you posted is either a ripoff, or unusual in a refinance application.
