On February 14 2015, an agreement was entered into and a deposit made for the lease/ owner option of a new skyline MODULAR home and property located at lot 66 in the park , this is a written agreement to which both parties have responsibilities and conditions. There were also agreements made in regards to finishing a complete installation of the home. The set up and repairs needed to finalize the contract. The home was not livable at the time of the down payment, as they( FRANKLIN WOODS) were getting it ready for “someone” to move in and if “we” didn't give them a down payment it was gonna be sold to someone else. Video was taken of the site , inside and out. And the agreements were entered by the park manager jennifer jordan and the new owner that any major issues would be handled by Franklin woods llc. With witness of the agreements. Along with $1000.00 additional added to the “required” down payment.
Once I signed the contract and jennifer jordan took my money not another thing was finished as agreed to. They did not hook up the water, did not hook up the sewer, did not hook up the HVAC, did not installe steps, did not replace the 2 broken windows, did not clean up the truck load of construction trash left on the site. I had to clean that up and hual it away. They never backfilled the lot I am renting and never put seed in the ground for me to maintain. They never installed the skirting to the ground and every time the wind blows I have to have some one come and tuck it back in. They did not fix any of the plumbing leaks I had , they just dumped the parts on the ground and said good luck. I started to complain and the maintenace man stuck his fingers into his ears and said " i dont have to listen to you. " quote. while walking away. I had a tree fall into my roof, the parks insurance company showed up and took the tree off my house, then left and never came back. While my neighbor had to use his materials to patch the holes in my roof befor the next rain storm. Then I find out that the insurace company paid to have my roof fixed. My roof was never fixed and they cashed the check and spent the money.
After 2 weeks of being lied to by the park employees starting on 2-21-2015 I realized I was going to be responsible for doing their jobs. Then I recieved my first statement and I was shocked as I was being charged PET FEES FOR MY HUSBANDS SERVICE ANIMAL, the park employees had all the documents they asked for. The park manager Jennifer Jordan anoucnced: that my husbands large breed K9 was in fact a legal and lawfull, specificly trained, and a permitted service animal to the residents in the park who called the office with questions about his weight restriction violation. They have full disclousure of anything they ask for and yet they charged me pet fees for 2 years. This started on 3-1-2015 and continued even after I left voice mails. hand written notes with my paid fees, until I filled a HUD complaint and Then they lied to HUD and said they gave me money back. I dont know about any refund. Or why I was refunded. And how did they get the choice of what to refund. So far they have close too $20,000.00 of cleared checks from my bank. And still refuse to give me a copy of my ledger. Or a copy of my agrenment or respond to any of my request. Just Flat out ignored and intimidated.
The MDCR moved forward in an investigation and they were found to be in violation, then Franklin woods mislead the investigator and reported the wrong owners name of the park , which was false. Paul Dunkey called me and threatend me with a harrasement suit. Because the park listed him as the owner and he says he is not.
The web site used by the Franklin Woods Mobile Home community is also misleading. Mill Pond, and meritus communites say they have nothing to do with Franklin woods, and that the web advertisement is a misrepresentation of corporate entity association. Thats Federal violations in defrauding the consumers.
My neighbor has reason to believe that her identiy has been stolen , due to the lack of attention in the office and fact that they hired someone to read water meters and that person has access to all of the personal accounts in the system and this was the doorway to steal identity.
The residents are responsible for shoveling the snow on the 2 sidewalks owned by the franklin woods mobile home and mickey mouse park between the 2 adjoining properties with the wallmart and big lots. The 2 maintenace men , drive around 80% of their time in the company truck, together , all we see is trips to the liqure store in the mornings, then lowes at lunch, then back until its miller time again. We dont know why our fees have increased but the service has decreased. Why do 2 men need to ride in a comany truck together all day long ? And leave the residents to clean the park. shovel the snow. chase the ferral cats away. If it rains to much the entry of the park floods and we cant even get into the communtiy. Then we have to pay more every month.?
Insurance funds from American Modern Insurance Claim # 24586AA-01 on July 11 were awarded to make repairs to the house after a storm damaged the roof. Was the payment received and cashed? As of 3-9-2017 the roof has not been handled acording to the instructions of the inspections , thats another document Franklin woods employees are keeping from me.
A case is open with MDCR september 2016, and a file complaint has been sent to US DEPARTMENT OF JUSTICE, us department of labor, and the BBB.
I didnt ask for this trouble , it was brought to me. I just wanted to purchase a solid home that I found. Fix it up , and then move it to the property I own. Easy peasy, I was not expecting to be treated like this. I was not expecting to have to file a complaint to end this illegal activiy that Im being victimized with. I was expecting to recieve the service I paid for , in full, with extra $1000.00 more than required to show my seriousness in my purchase agreement. Is the downpayment escrow in place like it is legally required. ? Did they even have a clear title to sell this unit? We were told by the manager yes. But I now know she is a liar.
