The information provided in this report below is based on comments made by Greg Hann during an onsite inspection held by a third-party verification company with no biases towards Future Buildings.

Future Buildings is the exclusive distributor for Future Steel Buildings in Canada. Greg Hann stated the following about his company, "we are also the authorized distributor for Future Steel Buildings across the rest of the world but have the exclusive in Canada. So essentially there is a factory that produces engineered steel buildings and we are the distributor of that product."

Leads for Future Buildings are obtained through several different avenues including their website, television, direct mail flyers, Facebook, and word of mouth. Mr. Hann went on to explain the sales and services process for his company, "we give them the option to enter their information to get either a building consultant to call them a quotation or request a printed brochure. We have a 20-page color brochure that goes out by mail. And each individual building is priced individually. So how it works in every part of the country every little town every city has what is called a snow load which is basically a measurement of how much snow falls on average and how much that snow weighs. The reason that is important because our buildings which don't have any kind of center support they have to be able to withstand the amount of snow that is going to fall on the building without any damage to the building. So then what we do once we determine what the customer's snow load is from there we design a building that is suitable for their snow, wind, seismic load, and all that stuff. And then from there, we would advise them what we would recommend for the best option for them."



CUSTOMER CARE & COMPLAINT RESOLUTION – FUTURE BUILDINGS

Mr. Hann was asked to describe a situation where a client was not satisfied with the level of service they received. Mr. Hann expressed the following, "So we have had occasions where because this is an engineered building we are pretty upfront with people to let them know that we give them certified engineer drawings that specify the type of foundation required for the building. And the foundation requirements for the building are pretty stringent because the foundation is an important part of the strength of the building. So we have had cases in the past where people have more or less ignored the drawings." Future Buildings is happy to assist their clients at all phases of the building process and will replace buildings parts that have been damaged materials during the erection process, "those are not covered by the warranty but we have done it anyway."

When asked to comment on complaints posted on Ripoff Report's website Mr. Hann stated, "the majority of them are people who made a purchase and the deposit is non-refundable. What happens when a customer gets into a contract with us to manufacture a building. What we do is the contract is sent off to engineering and do their due diligence and then do a full set of plans. IT then gets sent up to the head engineer and then a stamp is put on it. Plans typically run you up to $1200. Right up front when we sell the product we advise the engineering deposit is non-refundable. A majority of the complaints that we get come from customers who change their minds for whatever reason. People are in the habit of returning things. In our case, we are on the hook for a lot of money after doing this work. Customers come to us and say I want my money back but I say that we appreciate that but we both have an agreement that your deposit was to cover the cost of the engineering work. And then they get angry because they are used to being able to return things no questions asked. What we typically do when someone changes their mind is we offer them the opportunity to use the deposit as a credit towards something else." In order to assure future and current clients Future Buildings has a certificate of approval from the City of Houston, is registered for the CSA A860, and are accredited by the Better Business Bureau.

When asked what type of changes they have made to honor their commitment to making things right with the consumer per the request of Ripoff Report, Mr. Hann stated, "We have made changes to make sure things are more upfront. It is a pretty common way to do it because of people like the look of a wood building but the advantages of a steel building. So, for a while our order forms in regards to the end walls it used to say solid, open, or none. And we found out that there was a lot of confusion. So, we made a modification to the order form that makes it clearer. It now instead of none says no end walls included. Another one is because this is a DIY thing we had a couple of different complaints where customers were under the impression that our drivers were going to unload the building and stack it for them which is not the case. We had a couple people who went on and were upset. We have taken the step of adding another note to the order form that explicitly states that the customer is responsible for offloading building."

Future Steel Buildings shipped wrong size garage 7 times Scarborough, Ontario

Hi Simple as this...I ordered a specific sized garage 14 8 x 21 10 to fit on my 15ft x 22ft concrete pad. i recieved a 15 8 x 21 10 garage with drawings that coordinate these pieces to stand 14 8 x 21 10 so i stood them up according to plan.

problem #1 half way through the projext we realised on our own that there is no way in hell this garage will stand plum at 14 8 wide its stands plum at 15 8. So we started measuring. Problem # 2 All along the company guaranteeing theres no mix up!

 Well after a day or so of measuring every single piece we proved there stubborn a**es wrong! Ok they say our engineers will whip up a solution and ship u new pieces.. problem # 3 very upset because half of its built and nearly a few thousand nuts and bolts to take out had to be redone i say thanks and move on! Problem # 4 upon recieving these new pieces we change and unbuild nearly 8 ribs already standing and 15 already put together to be stood up consiting of thousands of nuts and bolts and replace the peek panels they sent trusting there engineering. Problem # 5 we discover that now there forgot to replace the end curve angles which are attached to the very first piece we stand. Problem # 6 we recieve the pieces nearly a week later. Problem # 7 we stand the entire garage completely trusting there engineering the company says its must be square to be plum Problem # 8 we drill the concrete square it off the building is still crooked! Problem # 9 Front and enwalls dont fit and the struture is unsafe # 10 We unbolted the concrete and plum all the walls the building sits perfectly square at 15 3 wide Problem # 11 we have a standing 15 3 x 21 10 garage sitting on an unbelievable 15 x 22 ft pad Problem # 12 Do i really need to go on?

 Oh and by the way im losing my building permit deposit and labor costs and dealing with John Bongertmans and Ken Pollocks irriplaceable services

PLANS FOR CONSUMERS TO SEE PROOF

I just thought this might help to show any consumers intersted in the truth

If you read ever so carefully in the wording of these resposnes you will see that the company is trying to blame me for the mistakes thats occured here by trying to find problems with my concrete and also saying that the building is now going to be stood based on the dimensions of my concrete 15 x 22 not the 14 8 I ordered which is still impossible because this building will still measure 15 3 at the meeting of the roof and this is totaly un acceptable.

So just to prove that what I say is the truth here I provide a copy of the actual plans for anyone to review themselves
"This building will be erected based on the foundation that you have put in place is accurate according to the dimensions that you have provided to Future Steel Buildings. If the foundation is not square, the correct width or length as provided by you, the erection/correction of the building will not commence and the provided factory representatives will  leave the jobsite."

Mr. Wilson,

As per our conversation on Monday November 28 2012, please provide the existing foundations width, both front and back, length, both left and right and diagonal measurements for determining square. This information is required
before we can proceed. Your immediate response will expedite the process.

Future Steel Buildings will be sending two factory representatives to your Crystal Beach location to asses/install/correct the building that was provided.  Be sure to have all of the material provided on hand including anchors for the
channel connectors.  This building will be erected based on the foundation that you have put in place is accurate according to the dimensions that you have provided to Future Steel Buildings. If the foundation is not square, the
correct width or length as provided by you, the erection/correction of the building will not commence and the provided factory representatives will leave the jobsite. We will co-ordinate with you a time and date to proceed. 

My response to the company

Width of Garage 14' 8"
diagonal distance of garage 26' 3" 5/8
These measurements are exactly according to the plans sent with the building

Measurements of the concrete

L  - 22 '
W - 15 '

These measurements are exactly the specs future steel told me I needed

On my plans and on my paperwork it clearly states I ordered a 14 8 x 21 10 garage all your conditions are fine except my concrete legally has nothing to do with your building standing correctly.  Before we proceed my lawyer will be in contact to see if all of your conditions apply.  Can you send me a wrong size building other than the one i ordered and legaly change me specs to make it work this is whaat I need to know before we proceed any further 

With all these measurements correct my building should stand plum on every wall at approximately 14 8 except
each diagonal corner sticks out approximately 6 or 7 inches and the exact measurements of the building by the time it joins the roof at the walls is exactly 15' 3" in the front and the same in the back.

If you wanna make a fair offer include this!

Estimated time and money lost

Original shipment of garage required 6 people 5 12 hour days wasted trying to square and figure out why this building doesn't work 2 days alone measuring every single piece countless times and different arrangements trying to prove the
building wont work

2nd shipment

6 people drive from Toronto to Niagara only to find out they forgot crucial pieces gas cost only 3 cars 1 n half hrs there 1 and a half back

3rd shipment

6 people again drive the same distance and fuel costs only to find out that the original forgotten pieces are now the wrong size gas cost only

4th shipment

2 12 hour days x 6 people only to get to the end an realize yet again this building is the wrong size and the front and back walls cannot be put up

Also included expense

scaffold rental 150 a week to date from Sept 16 storage fees for car ATV and tools 350 a month to date as of Sept 1

3 weeks lost wages 800 a week

Anyone with half a brain can see through these lies

First of all .....
"Subsequent to delivery of the building, Mr. Wilson began calling our Technical Support Department expressing concern about the width of the building he ordered.  We immediately identified various serious discrepancies between the manner in which Mr. Wilson was attempting to install the building in relation to our instructions and we addressed them with him."

You can see clearly in the pictures in the first attempt that the building mushrooms out enormously past the 15 ft concrete and i ordered a 14 8 building pictures dont lie my freinds.  Anchored or unanchored that building was a foot to big simply put it stood plum at 15 8 I ordered 14 8

"Ultimately, we decided to replicate his panels and install a building to his specs at our factory. We do not hesitate to do this at our expense as a service to our customers when factors like this arise."

Replicate his panels more BS these are model buildings you have in stock which you adjust maybe 1 or 2 panels to change width of buildings and u add entire ribs to change lengths only certain sizes will work dont lie to me im not stupid and neither are any of these people that buy from you.... More like trusting a big company name like urselves with there lives.

So basiclly your saying lessening your mistake by saying slighty which was actually 7 inches and still 5 inches to short to bring it in that foot it was off is that I was right all along and any of the above is completely irrelevant.

"Upon delivery of the replacement peaks, Mr. Wilson called to complain that we did not supply the corresponding trim pieces for the ends with the peaks.  These pieces are easily produced from his original trim angles in a matter of mere minutes using hand shears and we communicated this to him to save him the time of waiting for delivery. In fact our manual and the manuals of all other pre-fab steel building companies indicate that this type of minor trimming is common and expedient.  Nevertheless, to satisfy his request, we promptly sent out replacement trim angles to Mr. Wilson"

Anyone reading the curve angles are the thickest gage steel that they send they are designed to give the building its proper arch they are thicker than the walls themselves.  No sheers will cut this maybe a grinder could possibly do it and then you will also have to drill new holes.  The warranty also says if any pieces are damaged the warranty is revoked.  Something tells me your company tells you to trim and driill on purpose! Clearly your manual did say something about trimming thin sheet metal on the extendo panels that come when u change the size of your building no where did it say u have to machine ur own thick gage steel! lol

"Mr. Wilson has now contacted the factory again, this time to say that the arches were still not fitting on his foundation.  Our technical support personnel went through the dimensions several times recognizing that the numbers he was providing were not mathematically possible i.e. that 15'8" minus 7" was resulting in 15'5" only to then become 15'3" later in the conversation.  "

That cheap shot shows me exactly who I am Speaking too very distinct personality trait of VP Lorenzo  Tell me this? 15 5 15 3 do either of them square at 14 8  I clearly told you u subtracted 7 inches off the peek panels 5 to short to get that foot off the 15 8 original building big surprise theres a 5 inch gap in the middle 7 + 5 is what genius?  And the giant 5 inch gap shows which is clearly shown in the pictures with the measuring tape is  the 5 inches you never took off its not rocket science! aAny 8 year old could show you that.

"In an ongoing effort to resolve this issue and to continue to provide support we have now offered to send a contractor to Mr. Wilsons building site to finish erecting the building with the following conditions:
 
         If the contractor is able to put up the building within 1" of plumb on both side walls using the components supplied
         Or if the contractor discovers defects or miscalculations in Mr. Wilsons foundation
         Or if he determines there has been post-delivery damage done to our components
 
if any of the above situations are indeed the case, in all fairness, Mr. Wilson will simply need to pay for the contractor's fees.

So what your really saying is if the contractor can stand the building at any width not the 14 8 I ordered JUst on my pad which cant be done cause I have specific measurements that need to be met as per building permit specifications within a inch of you miguivering an impossible situation and running the risk of putting pressure on my anchored bolts in my concrete which will now be at the absolute edge of my concrete pad or if the contractor finds anything wrong with my pad which has nothing to do with YOUR BUILDING! standing straight I should have 2 inches clearence all around not whatever crazy idea you have cause my pad is exactly 15 x 22 brand new ordered specifically so I can fit my 14 8 building on it with a couple inches clearence on both sides or if your crappy pieces got somehow damaged in the building and rebuilding of this building you can waive all responsibility for paying for your mistakes?

"This has been communicated to Mr. Wilson and we are awaiting his written confirmation of his acceptance of this resolution before we can proceed any further.  "
 
WRITTIN CONFIRMATION YOU DEVILISH LIL DEVIL I THINK YOU HAVE YOUR ANSWER.   No way in h**l would I ever sign my life away like a idiot like that or agree to such trechery you must have me confused with one of your employees!

Future Buildings maintains a strict policy with respect to customer support and technical assistance. We pride ourselves in working with each and every customer to resolve any technical issues that may arise with construction of our steel buildings. We have maintained ongoing support dialogue with Mr. Wilson and as of this moment, we are continuing to provide solutions.

 

The following details what transpired to date with Mr. Wilson's building and clearly demonstrates the efforts of Future Buildings to offer service and support:

 

This order was for a custom width A model building so as to fit on an existing foundation.  Subsequent to delivery of the building, Mr. Wilson began calling our Technical Support Department expressing concern about the width of the building he ordered.  We immediately identified various serious discrepancies between the manner in which Mr. Wilson was attempting to install the building in relation to our instructions and we addressed them with him.

 

Ultimately, we decided to replicate his panels and install a building to his specs at our factory. We do not hesitate to do this at our expense as a service to our customers when factors like this arise.  Based on the information he gave us about his existing foundation when we put the arches together at our site, we determined that substituting the peak panels with ones that were slightly shorter would resolve Mr. Wilson's issue.  We notified Mr. Wilson and arranged for the prompt production and delivery of these replacement peaks. 

 

Upon delivery of the replacement peaks, Mr. Wilson called to complain that we did not supply the corresponding trim pieces for the ends with the peaks.  These pieces are easily produced from his original trim angles in a matter of mere minutes using hand shears and we communicated this to him to save him the time of waiting for delivery. This has been communicated to Mr. Wilson and we are awaiting his written confirmation of his acceptance of this resolution before we can proceed any further.

Before I start I forgot one detail when i wrote that report is when they sent the replacement panels they forgot the curve angles then they sent em the wrong size than thy sent em again I forgot that part so thats once 15 8 needed 14 8 2nd not enough 3rd wrong size 4th time it all matches but the whole entire thing is still wrong! ha

VP Lorenzo says I should be thankful they sent me the wrong replacement parts.  He didnt say wrong but u get the point and he also said I could have cut and drilled the pieces myself HA R U friggin kidding me? Why dont u guys just send the sheet metal and have us machine the metal ourselves  hahahaha These people should be givin an award for there talents in deviousness hahaha nevermind this website lol Well his solutions so far is to bend twist cut drill and squeeze the 15 3 garge into a 14 8 garage bahahahaha and leave it bent at on top corner and bent at the opposite corner cause thats what happens when u square it and he says hes gonna send a "Personal Friend" hahahha to apparently MAKE this work potentially at 15 feet flush with my conrete pad even tho it is virtually impossible he seems to think he can do it!!! I say Go ahead have fun!   They screwed up 7 times does he not think its possible that this is screwed up again? hahahahha I cant stop laughing when I type cause reading it back is rather funny NOT! anyways After a pretty long conversation and a quick power struggle of him proving to me that "I CANT TELL HIM WHAT TO DO AND HE DOESNT WORK FOR ME!" again ha and me simply pointing out that technically I paid all this money so that ur company does work for me in turn technicaly u do work for me ha again lol All i said was if ur so smart u put it up thats where that came from lol anyways im awaiting his return phone call about him sending someone to build it with the parts that I have which aint gonna happen!  Alls I want is my 14 8 garage
