Johann monterrosa  is a fraud uses genius properties as a front to funnel money from you the real estate investor into his own pocket . He will wright up a promissory note stating what property your investment money is going to be used for but he never purchases the properties he takes your money then hides from you and says he will pay you but does not.

I will be posting on craigslist Los Angeles  genius properties is a scam to collect information from people who have been scammed by monterrosa so we can try to stop the this crook and put him in jail.
