This company charges $7.00 to find out what services they offer. They claim to offer all of the information needed on houses that are about to be foreclosed upon so that a Realtor might contact the owners to obtain a listing on the property. They offer updates to this information at a charge of $100.00 per month charged to a credit card.
They show lists of properties in various ZIP codes with information on the residences. However, when one tries to get access to that information at a later date, the information is no longer available. In addition, the company does not respond to inquiries about how one of their subscribers might get access to this information.
They also do not provide any type of customer service in which inquiries might be made about how to cancel the service in order to get them to stop billing the $100.00 per month.

While I am dismayed at finding such a report regarding GIANT Real Estate Solutions, I am extremely interested in assuring that GIANT operates fully on integrity and goodwill. Therefore, I believe that focusing on gaining clarity on the perceived issue at hand is the right course of action. GIANT was founded to help consumers who are in trouble with their mortgages and those who have found themselves helplessly "upside down" during this ongoing foreclosure crisis. Our goal has always been to connect homeowners in need with real estate agents and brokers, who can assist them with their situation and help them regain some sense of normalcy and stabiity in their home life without undue funancial burden. GIANT gives all agents and brokers a 30 day time frame at no cost whatsoever to look into the homeowner records, make contacts and start getting business. Most importantly, the time frame is to allow an agent or broker to decide if they are interested in continuing to work in the program to help these homeowners and to earn their customary commission rate (paid by the homeowner or the bank) for doing so-they are simply normal real estate transactions and are handled by the agent/broker as such. GIANT is not in any way involved in any transactions. GIANT merely connects the two parties. For the homeowner it is a way out of an unhealthy and potentially financially damaging situation. For the real estae agent/broker it is a very targeted lead source with a lot of opportunity to be had. GIANT doesn't even charge referral fees on transactions. It is not a program that one might see where a company gives "leads" and then takes money from the agent or broker for doing all the work. The agent/broker keeps 100% of their commission for doing their part in helping homeowners. The $100 monthly fee is charged to each participating agent/broker to receive the homeowner records on an ongoing basis every month for their chosen territories.
I felt a brief explanation of the GIANT motivated homeowner program was needed so that the perceived issue in this complaint could be properly addressed. I do not know who this indivdual is because we have not had the oppportunity to discuss this with him or her personally. We would very much welcome a conversation in order to rectify the issue efficiently. We actually do have LIVE telephone customer service all day every weekday and we also provide email support every weekday after normal business hours and also on weekends.
GIANT was built on goodwill and we truly value our relationships with our agent/broker partners. We have no interest in holding anyone to any formal contract or to any sort of pmts. for anything whatsoever if the agent/broker decides that the program is not a good fit. As with any program, not everyone will be a good match. This is why GIANT charges no membership fee at all for the first month. We want agents/brokers to be extremely happy with what they are receiving for their efforts in helping these motivated homeowners. If an agent/broker is not finding the program to be something they are interested in then, they can simply call or email anytime and they will never be charged the territory reservation fee at all. Heck, they can even use the 30-days to download the first batch of leads (which is done with 1 click) to an Excel sheet and KEEP them all. Again, without ever paying their first territory fee. We are most defintiely a for-profit business. We must charge some sort of fee in order to pay the employees and keep the lights on as well as to put a few dollars in our pockets for our efforts in putting this program togther for homeowners. That is only logical business. However, the fee is purposefully kept very low so that we can allow agents/brokers to make a handsome return on their investment so that we can be sure that we always have enough VERY good partners in place to help the abundance of homeowners in our system. We have some very successful partners working the motivated seller program and our goal is to see that our partners remain in our progrom for a very long time and continue to have success in using the motivated seller platform as a great lead source for their business while helping homeowners in need.
So, on to the misunderstandings in the complaint.

In actuality, every single property record is filed directly into the agent/broker partner's "dashboard". The leads remain there perpetually. We never remove any leads at any time for any reason. The only possible way that a partner would not be able to see his/her property records would be if their membership was no longer valid due to their voluntary cancellation or a failure of their payment. Again, excepting some sort of rare technical glitch, we do not ever remove or restrict access to any recordsno matter how long they have been in the partner's dashboard. In fact, the customer support agents do not have the ability to control that at all. Additionally, if you like, you may also download every homeowner record to Excel and keep them locally on your computer with one click of a download link.

In a bold text link at the very top of the GIANT website home page their is a "CONTACT" link. On our contact page https://www.giantresolutions.com/contact we clearly list a direct telephone number where you can speak to a LIVE person and we also list our email address. A very quick call or email with a request to cancel your memebrship and release your territories to another partner will result in an immediate honoring of your request on the same day. Again, if the request is made within the first 30 days of your membership, you will never even be charged the first $100 territory fee.
I truly believe that this complaint is a result of misunderstanding. We do proivde a 30 minute instructional class prior to the agent/bvroker partner signing up, which can be taken for $7 (the $7 that the person is referring to). We also provide an on-demand replay of that class within the partner dashboard so that they can always have full instructions available to them. I also realize that confusion can occur even with the best efforts, so I would very much like to resolve the issues for the complainant. I would very much welcome a call or email so that we may do so. There of course is never any ill-will. That is not what we are about. We want every person who ever enters our program to be abundantly happy, whether they decide the program is ultimately for them or not. We want you to see us as a goodwill company and we want you to always feel as if you were treated in a manner that makes you understand that we do care. I truly believe that is the biggest reason that we have so much success-because we actually DO care. We continually add value to the motivated seller program and we want you to have that value. We also plan to release additional programs in the future and we have a sincere interest in you viewing our company as a company that treated you as a valued individual so that you will want to engage in our other offerings as well. We are not a company that wants to gouge partners for large "lead" fees of sometimes $75-$200 per leads as you may see being offered elsewhere. We are insead interested in putting helping consumers (homeowners) first, thinking outward, and providing agent/broker partners with ways to potentially earn substantial income through our homeowner programs. We operate on massive transparaency as well. Right up front I will openly tell you that we don't know if you will ever make any money at all. We don't know you personally. We would never insult your intelligence with crazy claims of income or anything at all. Most people lose money on information products similar to this for various reasons. Agents and brokers are all different. Some take the ball and run while some take the ball and take a knee. We just can't predict anything. What we CAN do is act with total integrity and deliver what we promise-real time records for homeowners who appear to be in need of some potential help form a darn good agent or broker. THAT is what we do. We also can and do give you templated letters to send out that have been proven and tested in THOUSANDS of motivated seller situations already. We also give you the education you need via an included intensive short sale course because we want you to be confident and hihgly qualified to handle a short sale efficiently just in case some of these homeowners might need to resort to them. You truly get an arsenal-a business in a box, just for helping these homeowners in need. And it all comes on day 1 of your 30-day trial. You only pay territory reservation fees if you choose to remain after exploring the entire system and getting homeowner records for 30 days. We honestly cannot inagine a more fair and better way of doing business.
For the complainant, simply reach out to us to discuss your situation and I will not only clear up the confusion but I will give you a lifetime membership to the motivated seller program at ZERO cost to you. You can remain as long as you like. You will have full acees to everything. I will even refund the $7 class fee and any monthly territoory fees that you may have paid thus far. The program is really very good. I WANT you to have it.
