***PROPERTY OWNERS & PROSPECTIVE TENANTS BEWARE***

We are Property Owners/Landlords. We entrusted GoldenWest Management with managing three houses that we bought in Las Vegas over the last 3 years. They lost that trust. The company is very greedy and puts COLLECTING FEES above customer service or protecting the property owner's investment.

 

We had a situation occur where a tenant moved because she could no longer afford to pay rent after her husband died. We were in town at the time, so we said we would clean the house to minimize our losses. The tenant's deposit was forfeited to us, minus fees of course, like a $10 MAILING FEE (that's about a 100% profit to the Manager). Anyway, the house was a mess and there was a bunch of dog waste that was scattered all around the enclosed patio area.  My wife & I filled up a grocery bag full of it and then had to scrub stains off the concrete.

 

I asked the Office Manager (Sherry at the time) about why we weren't entitled to receive the Tenant's $250 Pet Deposit. She said it was classified as a FEE and then quoted the Management Agreement that says "Manager shall be entitled to collect and keep as compensation all miscellaneous fines and fees from Tenant to include but not limited to late, multiple checks, administration, pet and non-sufficient funds fees". It was also non-refundable to the tenant, so it became 100% profit to the Manager!  It did nothing to protect my property. Instead of being a DEPOSIT that can be returned to the Tenants if there's no damage or given to me if damage occurs, it went straight into the Manager's pocket. It certainly gives the Manager more incentive to select a tenant that has a pet or two (at $250 per pet....MORE $$$).

 

The house was vacant for THREE MONTHS which brings me to another point. The Manager also has no incentive to try to get the place rented quickly because they still charge MANAGEMENT FEES when the house is vacant! (MORE $$$ AGAIN!)

 

I cancelled the management agreements on two properties last year and just recently cancelled the third one.  The new Office Manager (Christie) tried to be nice and ask if there's anything she could do to remedy the situation.  She said the company has made efforts to improve customer service and would like to eventually regain my trust.  At about the same time Jayson Yoss, the Owner/Broker, was sending me an email THREATENING LEGAL ACTION.  I guess that's his way of improving customer service!  Here's his remarks, "if you keep the tenants - I will be keeping the management fees for the entire lease term. We can go to court and hash it out if you don't think we are entitled to funds for Tenants we procure.  And pet fees - yes we will be keeping those as well."  Yeah he's a piece of work.  (MORE $$$ AGAIN & AGAIN).

 

SO THE TENANT'S PET FEE?  $250 OR 100% PROFIT...MY EXTRA TWO MONTHS OF MANAGEMENT FEES? $150 OR 100% PROFIT...WRITING HONEST REVIEWS ON YELP AND OTHER SITES?   PRICELESS!!  I told Christie that customer service starts at the TOP.  Unfortunately your company owner doesn't know the meaning of customer service and his company hasn't lived up to our high expectations.  PLEASE STAY AWAY FROM THIS UNPROFESSIONAL, UNETHICAL, UNFAIR, & UNBELIEVABLE COMPANY!!!
