 This report is not intended to hurt Grace Realty however it is intended for the public safety and well-being of our city so that potential renters may know more information about this company to be able to make the best decision for them and their families . I am a previous renter from Grace Realty of Georgia. I lived at 2296 piedmont ridge ct. marietta ga 30062 for the past 3 years. I'm writing this report to warn any future potential renters or homebuyers there because I think it's important they know the truth about this home. I had lived there for 2 1/2 years before I found out what the history of the home was from my neighbors . allegedly the home was a meth dealers home and a circle of drug dealers who lived in the cul-de-sac's neighborhood years before . apparently the DEA and the swat team finally busted them tour the house to pieces and it stayed that way for quite some time until it was foreclosed . my landlord's grace reality of Georgia bought the home and paid $50,000 for it. Probably spent about 20,000 repairing it before they put it on the market to rent to me but it was just minor repairs and nothing had really been brought up to code . from the moment I moved in there were major issues in the home the plumbing completely messed up all of the Searidge and the piping from the top two floors was going on the floor in the basement .

This was never properly repaired or cleaned up environmentally speaking. throughout the three years I lived there on every floor the home had flooded so many times I would say at least 15 times the home has been flooded because of bad plumbing . When I decided it was no longer safe to be there the bathtub upstairs was about to fall through the ceiling the floors were completely cracked and uneven and the water damage was severe . A year after I moved in my animals got cancer and we both got sick from all of the mold and all of the allergens in the home and it is not a healthy place to live . My landlords always had a problem coming to repair things and every time they sent somebody it was only one guy who spoke zero English not even a word he would come do something make a mess And leave with the job half done .

this went on for so long and the repair list got so long that I finally had to go to the community development center and get the Cobb County inspector out to look at the home . There were so many things that were not up to code and they gave my landlords 45 days to fix it at the end of 60 days my landlords had done nothing and I had attempted to resolve the problems all along writing numerous certified letters many emails texts and phone calls. I see now that the landlords have tried to do the same thing put a little paint on it maybe replace the tiled floors that were all cracked and falling apart however they're charging 300 more dollars for the home than i was paying in rent which I know for a fact, is outrageous because of the problems that still exist in this home .

These are not poor landlords they have 30+ homes just in Marietta and I would be willing to bet I'm not the only one who has suffered from living in a home that should've been condemned and eventually was by the time I moved out. they only gave me 15 days to leave which is legally against the law and when I went out of town they took ownership of the home without my permission and I still have things there that I have not gotten . They refused to give my security deposit back of 2,500 and brought a lawsuit against me claiming I owed them $11,000 for repairs to the home. We went to court in Marietta and the judge denied all of their claims and told my landlords I owe them nothing and I was allowed to come get my things . I even fenced in the entire backyard which added a huge value to the home and left it there.

Or anybody considering renting that home I want you to be aware of how bad the home is damaged I had two pro Home Inspector's , at my own cost, go through and list all of the things that were a danger and a violation of the housing code . My landlords ignored that laundry list both times even though the neighborhood has seemed to have some more decent people move on the street, if i would have been warned of this properties previous damage and code violations I would not have moved in . I hope that my previous landlords will decide to be more at the call and more businesslike and fair and honest because I know that I am not the only one renting a home from them and I felt it was my duty to make it aware so that others may watch out for them and themselves and their families .
