Greentree - Gt Servicing ripoff These are the rudest individuals that I have ever spoken to. Disabled Senior getting harassed. There has to be a law against that sort of thing. Paletine Illinois

Almost six months ago my mother who is disabled and is a senior citizen started to get letters from Greenpointe Credit telling of some company buying them out. Then she started to get memos on her monthly statement stating that she was being charged for insurance on her mobile home that she did not have any.

They began taking the payment for the insurance right out of my mothers monthly payments. In turn putting her behind on her payments. (The trailer has not went without insurance for my husband pays it and I have prrof)I have tried to deal with them because the loan is actually in my name and my mothers. They are very rude, unsympathetic and very harsh.

These people do not want to listen to anything and they will so much as tell you to shut up and that what they say goes, nothing you say is right and you will do what they tell you or else.

My mother has now received several certified letters and has had a rough time with dealing with the fact that these people are going to take the home that she has ever owned on her own away because of a $80 some dollar bill that she is behind only because of them taking the insurance out of her payment that she makes each and every month. Insurance that is not needed because it is already covered by somother insurance company.

I have had several conversations with these people that ahve left me in tears and so mad that I cannot see straight, there is no telling them that they are wrong but they want their money right noe but they can take up to 90 days to get it all straighten out and to put the money back where they took it from.

They are threatening foreclosure on a 1996 mobile home owned by a disabled Senior Citizen oweing as they say $360.44. Iam besidw myself because I do not know what to do or even where to begin to help my mother.

insurance questions

I worked for the office that services accounts in WV if you are having problems call the Attorney General for West Virgina. Greentree in big trouble with them. Greentree has several complaints and has an agreement to be nicer in WV--haha but true....... Dont talk to the collectors about your ins issue call the ins dept they can giv you the number fax the deck page to the ins dept and then call to verify they received it. It will take 60 to 90 days for the credit to show they will credit $ for the dates on the deck page. Greentree pays the insurance first and then the payment so if your not paying both you will be behind until it is resolved.

GreenTree/Conseco has a long and colorful history of 'losing' customer's proof of insurance. It had been common practice of this company to refuse/ignore the homeowner's insurance policy in order to place 'forced' collateral insurance on the property. As for harrassment of customers, consider the $2 million punitive damages awarded for harrassment in Texas as an example of customary business practices in regard to Conseco/GreenTree.

You are working for a predatory lender of the worst sort, Jarrod. The sub-prime businss seems to be full of bottom-feeders, preying on those least able to defend themselves. Enron and Worldcom got big press because they cheated employees and stockholders: Conseco/GreenTree has so far gottn away with thir nefarious business practices because they have only cheated the low-income and the elderly-consumers considered fair game in the financial world.

supply our insurance for us for the past four years. For some strange reason, we can't find it cheaper in our area. However, the insurance cost is ADDED to our monthly payment, not taken from it. Surely a new monthly payment amount that includes the insurance is shown on the monthly statements.

Very simple. When we acquired these loans for servicing the same rules have applied as do for our own loans. Have you tried faxing a copy of your Proof of Insurance to see if your outside insurance is satisfactory for the minimum requirements we have to cover the collateral we have involved? Once that is received and accepted you're force placed insurance will be resolved and possibly backdated, resulting in compensation for over billed insurance. Asking for answers usually works better than complaining about the problems.

As far as being rude, when you get to the point where we have to default your loan...i.e. certified letters being sent to your home, there is more involved than just being past due for insurance. Defaults happen at the point where the loan is within days of "rolling" to 60-90 days of delinquency.

So, if you're behind 1 payment and for past insurance you are being shown as 60 days past due. This is not good for you as the loan holder and for us as the loan servicer. Any further questions, please post.
