We signed with Help-U-Sell aka Anchor Realty on May 15th. Since then, we have had nothing but problems with them. They over-promise and under-deliver. Here are some of the problems we encountered:

They did not advertise our home every week as originally promised and when they did advertise, it was a very generic newspaper ad without any adjectives to describe the home.

They promised they had a whole database of buyers and that other Help-U-Sell agents would be showing our house. In the 3 months they have had the listing, not one Help-U-Sell agent has shown the house and when I questioned why, I was told they were too busy to be showing houses.

We were told our agent would followup with potential buyers. When I followed up with our agent for a status, I was often told by her that she was busy and had hoped the potential buyer would call her.

When we finally received an offer, I was told by my agent that she did not want to have to go 'back and forth' and negotiate. After accepting an offer out of frustration and just wanting to have the home sold, the offer fell through after 4 days due to lack of funds.

I have been trying since the offer fell through on 8/12 to get them to release us from our contract. As of today, they have not honored that request.

We went with Help-U-Sell hoping to save money and have ended up spending a lot more in time, aggravation, and frustration. Trust me when I say it is worth the extra money to have an aggressive real estate agent handle the sale of your home. If you want peace of mind and a smooth sale, do not under any circumstances go with Help-U-Sell.

BTW: I would expect a lot more complaints against this company soon as we are not the only clients that have had these and similar problems.

Have you ever heard the old saying, "Good work isn't cheap and cheap work isn't good." Commission now a days is a big factor for most sellers in determining who their going to list with. Help-U-Sell are fly-by-night type of companies. Here today, gone tomorrow! Try dealing with a top producer in your area. Prefably someone who is selling 100 homes or more per year. Then when you find such a person, pay them 8% commission. I can assure you that you will get multiple offers on your home which will probably inflat the price making the 8% more affordably. I've sold 380 homes over the last 5 years straight; I know my stuff.

You chose to do business with a "bare minimum" real estate company in order to save money. Apparently you did not do your homework when you signed your contract with them. The goal of using this and other similar companies is to get your house listed in MLS. THAT IS IT. They do not go above and beyond to help you with additional tasks, the way independent real estate agents would do. It is up to the owner to handle advertising (flyers, newspaper ads, what have you), answer questions, handle the negotiations, etc. If you were not up to such a task, you should have loosened the purse strings a bit and hired an individual professional realtor. It sounds like you're complaining because you were looking to get something for nothing, and it did not work. YOU GET WHAT YOU PAY FOR!!!

You signed a listing agreement with a Limited Service real estate brokerage. Limited service is what you got.
A full service real estate brokerage would be more than willing to market your property in a way that would show it in it's best light. A limited service company won't spend the marketing dollars because they are accepting a limited fee for a limited service.
It seems from the last part of your post you've realized that you are "Penny wise and pound foolish"
My credentials, I am the owner and broker of a full service real estate company in Florida.
