Attention Hilliard Commons Community Association Owners And Renters...

As many already know our property management company along with our Board sucks.... 

James Krajcik our presidnet has knowingly allowed current contractors working on the property to use electricity from condo owners/renters without their permission. Richmark Gutter Company the gutter contractor working on site has been using peoples electricity for hours at a time without asking owners permission or paying for that electricity. 

Last week police were called out to the property and caught Richmark Gutter Company using electricity off a homeowner who they waited to leave for work then plugged their equimpment into the power for hours at a time. When  the police asked Richmark Gutter employees if they had persmission they told the officer " We were told by the board and management company that hired us we could use anyones electricity"...

This has been going on for quite a while now and when Richmark Gutter Company come on Saturdays to wrok ( The day many are home) they conveniently use the power from inside their trucks...

Also last week Richmark Gutter Company employees decided to take a Raccoon Trap off a roof of a condo. The traps set by Varment Guard were taken down with several baby Racoons and tortured then thrown into the back of their work truck where you could hear them screaching loudly panicing.

Wildlife officers were called to the scene when they fined a Richmark Gutter Company employee for illegally taking and transporting the Racoons.

Note..  Richmark Gutter Company wasnt the lowest bid but James Krajcik board president is very good friends with Roger Lewis their salesman who lives on the property..  HMMMMMMMMM

James Krajcik - Hilliard Commons Board President has been on the board for most of the 7 years I lived here. Since living here James Krajcik loves to play many games and here are just a few..

1- Always telling everyone how hes tired of being on the board and how hes going to step down but alwyas seems to go out and collect proxy bids to get himself back on the board...

2- James Krajcik loves to call the board members or have Real Property Management employees call them and tell them they need to contact BIG James Krajcik because he wants to speak to them. He doesnt want to discuss some stuff at the board meetings so he deals with board members by calling them over to his house or calling them and telling them to come outside and talk to him at his truck

3- Many board members have come and gone and when asked why they have said they cannot stand the management company or certain board members...

Many people including board members are concerned there is alot of misspent money and several on the board when asked try to change the conversation quickly....

So why are bids being accepted when they are not the lowest and best choice?

Why are several board members sitting by as our community money is being wasted?

One board member who recently stepped down after being on for quite a while did a review on out management company Real Property Management..

" We've used Real Property Management at Hilliard Commons since the community was built. They have consistently had problems including misspent funds, mis-treatment of residnets, etc. I would not recomment this company for your property management or condo association."

Krutko wins Freedom Of Speech Decision..

Hello Everyone,

 

Today the Honorable Judge Guy L.Reese made an important decision saying that Krutko's postings are protected under the freedom of speech. 

 

Hilliard Commons Board members recently had their lawyer send me a threatening letter trying to tell Krutko to stop his postings about board members and contractors working at Hilliard Commons..

 

I want everyone to know the decision again stands up for freedom of speech and I will keep exposing those who do wrong, selectively enforce rules, overspending of funds and more.

Hilliard Commons as your can see with their board members and property management company Associa Real Property are a mess. Not only that they are spending your money wildly and dont give a d**n. Thats why your condo fees are going through the roof.

 

Now they are using their condo lawyer Garrett Humes to harass me for exposing them on the internet. Within the last several months several board members have resigned over the stupidity going on here at the condos.

Rules Changing.. WHAT A JOKE..

As many of you can see I have exposed Hilliard Commons for alot of crap including Selective Enforcement, Breech Of Fudiciary Duty, Wasteful Spending and more.

 

Recently a neighbor of mine (LATINO) Bought a new pickup truck and has letters on the side for his landscape company. Within days he was getting threatening letters from the condo board telling him to move it off the property of be fined. 

The owner of this condo (LATINO) also ownes 5-6 other units with latino tennants. All his tennants have been harassed about their commercial trucks. Recently one of the board members friends who's had his commerical van parked for 5-6 years was having no problems because of his friendship with several board members. 

 

After exposing this B.S. the board decided to discuss commercial vehicle rules and a email went out the other day that now commercial vans will be allowed to park on the property as a case by case basis. 

 

The case by case bass has always been there if your latino you cant park if your a board members friend you could.

 

So whos going to decide this case by case basis? you got it the dirty board who was selectively enforcing it in the first place..

Hilliard Commons Community Association Discriminates...

Hello Everyone,

 

Recently my neighbor across the street who is lation and very hard working bought a new piuckup truck for his business. On the pickup truck was his lettering for his business. 

 

Within a couple days the tennant and the owner of the property started recieving letters that if the truck was not removed immediately it would be fined and towed because of their no commercial truck policy. I dont have a problem with the rule I have a problem with how they selectively enforce it.

 

You see two streets over on 1666 Blackhorse ln. lives Mark Wehrle who owns a small electrical business with his brother ( thats what he told me)

 

For 5 years now Mark Wehrle the electrician has parked his commercial van in his parking spot. How do I know this because several years back he was having problems with the old board members who were on him to move the vehicle. 

 

 

Now that his neighbor -friend David Spohn is a board member he has allowed Mark Wehrle to park his commercial truck there..

 

Here is the problem..

 

Mark Wehrle licensed his van with regular passenger tags so he could tell the board it was a personal truck not a commercial truck. 

 

Now the State of Ohio B.M.V tells me the plates are passenger plates and what he did was fraud. You see when you go to the B.M.V to get plates they have you sign a form saying you will use them for that purpose. Not only is this fraud it avoide the higher prices for commercial tags and taxes. 

 

WHEN YOU LOOK UP MARK WEHRLES ADDRESS AND PHONE NUMBER HERE IS WHAT COMES BACK UNDER BUSINESS NAMES..

The other day after going by his house and taking photos and documenting his work van I noticed his car in his parking space I saw them working on 3 weeks ago. The junk trash car is still today on jacks with a tire and wheel off. 

 

THIS IS VERY DANGEROUS....

 

 

Yet his house back door is only 30-50 yards from the property managers office and still it sits on jacks for 3 weeks and his illegaly parked and tagged commercial van still sits there..

SORRY EVERYONE I LOVE DEALING WITH COWARDS WHO CANT SAY ANYTHING TO MY FACE...

 

HERES A NEW DEVELOPMENT..

 

Hilliard Commons is paying tens of thousands of dollars for lawncare and week control. We had Five Seasons Landscape twice spray our lawn and here are the results..

 

SEE PICS ATTACHED..

 

OBVIOUSLY THEY THINK DANDELIONS ARE JUST BEAUTIFUL FLOWERS GROWING IN THE GRASS..

 

Three weeks ago Five Seasons Landscape come in for the second time to spray and they decided to see if our blacktop would grow and spread chemicals all over our blacktom areas including stoops,steps,concrete walks and more. After contacting the Ohio Department of Agriculture about this situation an investigator was sent out and it was quickly determined the chemicals were applied wrong and the investigator had Five Seasons Back out to blow all the chemicals off the walkways,driveways,steps and more. 

 

OH WAIT THERES MORE.. THESE DUMBASSES COULDNT EVEN DO THAT JPB CORRECT.

 

After Five Seasons left the property I had to take a drive to see how well they cleaned up. It took five minutes to see they did a half a*s job and did not blow all the chemicals off like the state told them to do. I contacted the State Investigator again and he quickly determined the job wasnt done correctly again and his supervisor then took over with dealing with Five Seasons. 

 

This is troubling because these clowns are spreading chemicals on places it shouldnt be and this could cause problems for pets,kids, and anyone who gets this stuff on their feet and drags it into their house.

 

the states report will be added soon as we get it...

 

oh yes and the state found five seasons was not posting yard signs letting people know the grass had just been treated. AND ALSO THE BLACKTOP AND CONCRETE..  

 

 

THIS IS WHAT APPROX 80K IS GETTING US A THE BOARD MEMBERS NOT DOING A d**n THING ABOUT IT..

Maybe you should get on the board and make a difference, you know? Oh WAIT - you don't OWN anything! You would think if some loser is complaining about some preen on the pavement, they must have a pretty nice life without another possible thing to worry about. Not you, big boy. OWNER YOUR TO FUNNY..

Sad part is this clown lived near me and never had the balls to say anything to me but runs mouth on the computer. 

Is mommy still cleaning up those alcohol bottles and doing your laundry?

Any people we had a new incident happen today with one of our contractors that many have complained about but they are still in bed with someone.???

When you spread chemicals on the law the whole purpose is to keep it on the lawn. 

FIVE SEASONS LANDSCAPE MANAGEMENT the piss poor company that the board keeps hiring not only decided to apply chemicals on our lawns but our stoops,entry ways, driveways, and more.

Then they decided not to tag the grass areas to let people know chemicals have been put down so they can keep their dogs and kids off the grass.

The State Department of Agriculture was called and within minutes it was clear there were some serious violations. So much so they called FIVE SEASONS LANDSCAPE to come back out and blow all the chemicals off the sidewalks,stoops,steps,cars, and more..

GREAT JOB HILLIARD COMMONS BOARD YOU ALL MAKE US SO PROUD...

You're an uninformed knucklehead, at best, MR Krutko. You are posting lies. Either you are ignorant and uninformed. OR you are doing it on purpose. Not sure. Hilliard Commons has always been efficient with funds.  They cannot operate like your favorite Mr Obama and his liberal Federal gopvernment. There is real accountability and real limits on spending. There are quite possibly thousands of other condomunium communities in Central Ohio. Perhaps you should BUY a place at one of the others and give it a try.  Really. Try it. C'mon...

Hilliard Commons Community Association is not only upsetting owners by ther gross spending of money but l want to tell everyone what is going on..

 

Recently Hilliard Commons hired a contractor- Northwest Building Resources- DBA- Richmark Gutter Company to do a large soffit contract on the property..

 

GOOGLE- RICHMARK GUTTER COMPANY AND NORTHWEST BUILDING RESOURCES TO LEARN MORE..

 

DURING THE BID PHASE JAMES CRAJCIK WAS THE BOARD PRESIDENT ( RECENTLY RESIGNED AFTER ME EXPOSING THIS ISSUE) WAS IN CHARGE OF TAKING BIDS FOR THE PROJECT..

 

Three Bids were taken..

 

1- Real Property Management- Company we hired to manage property and not many people like..

 

2- Richmark Gutter Company-

 

3- Benchmark Roofing

 

 

Jim Krajcik at the time decide to give the bid to my neighbor and community resident Roger Lewis with Richmark Gutter company. 

 

After filing a slander suit on rickmark Gutter Company and doing recent depositions weve discovered some very alarming information.

 

Richmark Gutter Company was not the lowest bid and the owner admitted this in his slanderous comments made against me. We didnt know the other companys bids because the Condo Board went through great lengths not to allow owners the info.

 

Anyway after exposing Richmark Gutter Company the board had them stop their work and brought in Benchmark Roofing to review their work. After reviewing their work it was clear there were many problems which I pointed out. 

 

In fact ben Gartz a board member admitted in depositions that my bringing this to the boards attention is the main reason a stop was put on the property. 

 

-- YOU HIRE A COMPANY AND PAY THEM OVER 100K PER PHASE OF A 3 PHASE PROJECT AND NOBODY INSEPCTS THEIR WORK?

 

After doing depositions Benchmark Roofing's manager was brought in and told us what their bid was for the whole project. 

 

We then took Richmark Gutter companys figures they gave us for the whole project and are you ready for this...

 

BENCHMARK ROOFING THE COMPANY THAT ORIGINALLY PLACED A BID AND WAS BROUGHT IN TO CLEAN UP RICHMARK GUTTER COMPANY WORK THEIR BID WAS AN ALARMING 6 FIGURES PLUS LOWER.

 

( we cannot give the exact amount but will post them very soon.)

 

Now if thats not alarming enough the salesman fo r Richmark Gutter Company Roger Lewis who lives here is is a friend of the board president who gave him the contract was paid thousands of dollars for each phase of the project- ( a 3 phase project)

 

 

SO NOT ONLY WAS BENCHMARK ROOFINGS BID 6 FIGURES LESS THAN RICHMARK GUTTER COMPANYS BID RICHMARK GUTTER COPMPANYS SALESMAN MADE THOUSANDS ON COMMISION JUST FOR TURNING THE BID IN TO HIS FRIEND AND GETTING THE BID..

 

HELLOOOOOOOOOOOOOOOOOOOOOOOOOOOOOO

 

 

OH YES AND OUR CONDO FEES FOR THIS POORLY KEPT PROPERTY IS NOW OVER $200 PER MONTH AND CLIMBING..

Hello Everyone,

 

 

It's been a while since my last update and have been very busy dealing with a sick elderly family member. 

 

Recently we had to file a libel/slander lawsuit against Northwest Building Resources Inc. DBA Richmark Gutter company for their egregious lies against me. They didnt defend their work because they knew they were caught lying and doing piss poor work. Instead they decided to slander me and damage my reputation and causing alot of mental anguish and damaging my reputation for years to come....

 

Recently we had our first round of depositions against the company after they deposed me for seven hours. 

 

We deposed two of their people..

 

1- Mark Gifford- Mark Gifford is the manager of Richmark Gutter company and was its previous owner before selling the company to Northwest Building Resources..

 

2- Andy Nichols- Andy Nichols is one of the sons whos father gave him part of the family business. This deposition was almost laughable if it wasnt so disgusting. 

 

I will post copys of the deposition when I have them so the public can see how much this man lied. 

 

Throughout the posts on ripoffreport pertaining to Richmark Gutter Company the owner of the company made many lying and slanderous posts.

As you can see in the link above several posts were made by the author "HILLIARD COMMONS" When reading these posts from " Hilliard Commons" the public would think the condo association wrote the comments to support this company. This is untrue. When Andy Nichols (owner) was asked about these posts he admitted under oath he made them and falsified using "Hilliard Commons" as the author...

THIS IS SICKENING... I TRULY THOUGHT HE HAD HIS FRIEND ON THE BOARD POST THESE TO FIND OUTR HE WAS DECIEVING THE PUBLIC BY LYING ABOUT WHO POSTED THESE..

 

Then when asked about a couple of the lies posted About me and where he got his information he said " Roger Lewis" and James "Krajcik"

 

Roger Lewis is Richmark Gutter Companys salesman who lives on site here and friends with the board president James Krajcik...

 

James Krajcik is the former board president but still remains on the board although he has spent telling everyone including myself the last 6 years how its to stressful on his health. ( LOOKING FOR PITTY YET HE GETS OUT SEVERAL TIMES A DAY TO DRIVE THE PROPERTY AND RUN ERRANDS DRIVING A PICKUP TRUCK SUPPOSEDLY WITH BAD KNEES.. )

 

We also found out Roger Lewis the friend of the board president who pushed to get him the contract ( and they wernt even the lowest bid) recieved 7-8% for filling out the bid and giving it his friend to accept. 

 

HERES THE BIG PROBLEM..

 

In his complaints the owner also said the contract is a 100k project done over 3 years-phase 1-phase two phase 3. That is correct.

 

But what he didnt tell everyone is a bid is put in for each phase and each bid is over 100k. Tow parts already done and they are now getting a bid ready for phase 3..

 

totaling over 300k..

 

SO LETS TAKE A LOOK AT THIS ..

 

ROGER LEWIS WHOS RETIRED AND DOING THIS AS A SIDE JOB GIVES HIS FRIEND JAMES KRAJCIK (BOARD MEMBER) A BID FOR OVER 100K TWICE AND HE ACCEPTS IT. 

 

THEN FOR DOING THIS HE GETS $7000-$8000 COMMISION FOR EACH PHASE AS PART OF HIS COMMISION..

AND THE WORK WAS CONFIRMED AS CRAPPY AND THEY HAD TO NOT ONLY GO BACK AND FIX THE PROBLEMS I POINTED OUT BUT THE CONDO ASSOCIATION ALSO HIRED ANOTHER ROOFER TO FIX THEIR SLOPPY WORK.....

 

THEN AFTER BEING EXPOSED FOR THEIR SLOPPY WORK THEY FILE A BOGUS COUNTERSUIT FOR 1 MILLION.

 

I WILL BE POSTING THE LIES THAT WERE EXPOSED DURING DEPOSITIONS BY THIS OWNER AND THIS WILL SHOW WHAT KIND OF COMPANY THEY RUN AND HOW THEY TREAT PEOPLE..

 

One last note..

MORE LIES FROM NORTHWEST BUILDING RESOURCES-DBA- RICHMARK GUTTER COMPNAY

Hello Everyone,

 

 

It's been a while since my last update and have been very busy dealing with a sick elderly family member. 

 

Recently we had to file a libel/slander lawsuit against Northwest Building Resources Inc. DBA Richmark Gutter company for their egregious lies against me. They didnt defend their work because they knew they were caught lying and doing piss poor work. 

 

Recently we had our first round of depositions against the company after they deposed me for seven hours. 

 

We deposed two of their people..

 

1- Mark Gifford- Mark Gifford is the manager of Richmark Gutter company and was its previous owner before selling the company to Northwest Building Resources..

 

2- Andy Nichols- Andy Nichols is one of the sons whos father gave him part of the family business. This deposition was almost laughable if it wasnt so disgusting. 

 

I will post copys of the deposition when I have them so the public can see how much this man lied. 

 

Throughout the posts on ripoffreport pertaining to Richmark Gutter Company the owner of the company made many lying and slanderous posts.

As you can see in the link above several posts were made by the author "HILLIARD COMMONS" When reading these posts from " Hilliard Commons" the public would think the condo association wrote the comments to support this company. This is untrue. When Andy Nichols (owner) was asked about these posts he admitted under oath he made them and falsified using "Hilliard Commons" as the owner. 

THIS IS SICKENING... I TRULY THOUGHT HE HAD HIS FRIEND ON THE BOARD POST THESE TO FIND OUT HE WAS DECIEVING THE PUBLIC BY LYING ABOUT WHO POSTED THESE..

 

Then when asked about a couple of the lies posted about me and where he got his information he said " Roger Lewis" and James "Krajcik"

 

Roger Lewis is Richmark Gutter Companys salesman who lives on site here and friends with the board president James Krajcik...

 

James Krajcik is the former board president but still remains on the board although he has spent telling everyone the last 6 years including myself how its to stressful on his health. ( LOOKING FOR PITTY YET HE GETS OUT SEVERAL TIMES A DAY TO DRIVE THE PROPERTY AND RUN ERRANDS DRIVING A PICKUP TRUCK SUPPOSEDLY WITH BAD KNEES.. )

 

We also found our Roger Lewis the friend of the board president who pushed to get him the contract ( and they wernt even the lowest bid) recieved 7-8% for filling out the bid and giving it his friend to accept. 

 

HERES THE BIG PROBLEM..

 

In his complaints the owner also said the contract is a 100k project done over 3 years-phase 1-phase two phase 3. That is correct.

 

But what he didnt tell everyone is a bid is put in for each phase and each bid is over 100k. Tow parts already done and they are now getting a bid ready for phase 3..

 

totaling over 300k..

 

SO LETS TAKE A LOK AT THIS ..

 

ROGER LEWIS WHOS RETIRED AND DOING THIS AS A SIDE BUSINESS GIVES HIS FRIEND JAMES KRAJCIK (BOARD MEMBER) A BID FOR OVER 100K TWICE AND HE ACCEPTS IT. 

 

THEN FOR DOING THIS HE GETS $7000-$8000 COMMISION FOR EACH PHASE AS PART OF HIS COMMISION..

AND THE WORK WAS CONFIRMED AS CRAPPY AND THEY HAD TO NOT ONLY GO BACK AND FIX THE PROBLEMS I POINTED OUT BUT THE CONDO ASSOCIATION ALSO HIRED ANOTHER ROOFER TO FIX THEIR SLOPPY WORK.....

 

THEN AFTER BEING EXPOSED FOR THEIR SLOPPY WORK THEY FILE A BOGUS COUNTERSUIT FOR 1 MILLION.

 

I WILL BE POSTING THE LIES THAT WERE EXPOSED DURING DEPOSITIONS BY THIS OWNER AND THIS WILL SHOW WHAT KIND OF COMPANY THEY RUN AND HOW THEY TREAT PEOPLE..

 

One last note..

As everyone can see we have a friend of the people reported trying to discredit me but the TRUTH is much more powerful...

 

 

HERES AN UPDATE....

 

At our last board meeting 6-9-15 we had two new board members William Brown and Ben Gartz. For the first time in over 7 years it looks like we may have a couple guys who arent gong to let Board member James Krajcik run the board and the property. This property has been run by 1 individual for years and hes had help from Vicki Smith and Lisa Hilfiker who also feel that we work for them. 

 

 

The two new board members have put a stop to the Richmark Gutter Companys piss poor work and are bringing out another contractor to inspect the work. I do know for sure there are a number of issues and these two young men have seen them also. 

 

 

Upon an inspection that was only done by my exposing this crappy work, it was clear the two new board members not onloy saw the Richmark Gutter Companys piss poor work but also watched it done to their homes as well..

 

 

Besides this I've heard that both these board members whom have lived on the property also have had piss poor treatment also from Real Property Management which is very common.

 

I was shocked but really not shocked to find out that a $100,000 gutter contract was given out by then the board president James Krajcik whos friend Roger Lewis is Richmarks salesman and resident here also. Not only that the project is divided into 3 sections done over 3 year and at the half wway mark when asked at the board meeting whos overseeing the work and making sure it was done properly not one d**n person on the board or for Real Property Management obviously never thought of having the job checked as they went..

 

HMMMMMMMMM

 

 

A 100k plus project and were not going to inspect the work???

 

Were paying Real Property Management around 50K a year to selective enforce people they and the the board president dont like. Then they have been in pretty much complete control with no real accountability UNTIL NOW.

 

I'm told by sources Vicki Smith and Lisa Hilfiker tried to take charge with the new board members and were quickly put in their places...  

 

 

The part thats sad is James Krajcik stepped down from the board as board president because the heta was getting to hot. 

 

1- PISS POOR BOARD DEALINGS

 

2- CONTRACTS GOING TO FRIENDS AND NOT BEING INSPECTED.

 

3- BOARD MEMBERS RAISING QUESTIONS ABOUT MONEY AND WANTING AUDITS, HE AND HIS FRIENDS ON THE BOARD REFUSED TO DO.

 

4- ONE BOARD MEMBER WHO RECENTLY STEPPED DOWN HAD THIS TO SAY ABOUT REAL PROPERTY MANAGEMENT...

" We've used Real Property Management at Hilliard Commons since the community was built. They have consistently had problems including misspent funds, mis-treatment of residents, etc. I would not recommend this company for your property management or condo association."

 

 


Many residents have moved just because of the piss poor management and the piss poor board weve had for a long time. Many have also lived in fear of retaliation on the property because James Krajcik has had full run of the property along with his board side kicks and Real Property Management goons...

 

 

Oh yes I Almost Forgot...

 

As mentioned above James Ktrajcik stepped down as board president because he said it was health and other stuff. YET after being told he stepped down along with another board member being told the same, James Krajcik still remains on the board after all this..

 

 

HELLOOOOOOOOOOOOOOOOOOOOOOOOOOO

 

 

Hes allowed bids that wernt the lowest to be given to friends, selectively enforced rules, questions about money spent not answered, Has people living here in fear of retaliation, and yet we were told he resigned from the board and still remains on there???

 

 

MAYBE THE NEW GUYS ARENT AS SMART AS WE THOUGHT?

 It sounds like YOU like to lay games as well since YOU did not give YOUR name. Let me give YOU some information. If the problem is so bad that YOU have to go online and whine about it then YOU need to realize that YOU have put yourself in danger. NOTHING is anonymous ONLINE!! EVERYTHING you do is logged. So with a court order THEY can prove YOU wrote that post. All YOU have done is put yourself in danger for MORE harrasment.
