In early 2009, I received the name of a firm that helps homeowners re-negotiate home loans. Im currently in a variable which is fixed until 2012 and wanted to convert it to a fixed loan. Unfortunately, Im upside down in my loan and am making all my payments so couldnt get the bank to talk to me. A representative from HLH assured me that they do this all the time and there shouldnt be a problem converting the loan. In addition, their introductory letter stated the following:

HLH Group, LLCs Attorneys, Auditors and Negotiators will work diligently with your lender to restructure your loan, with lower interest, lower monthly payments, and possibly reduce your principal balance. The process typically takes 30-60 days to complete, and we stay in constant contact with you, updating you on the progress every step of the way.

Additionally it states:

This alone sets us apart from most other Loss Mitigation Companies offering similar services and as a result, our success rate is over 97%. HLH Group, LLC offers a Money Back Guarantee if your Loan Modification is declined (see packet).

At the time of writing this, its been 11.5 months and Ive been declined at least twice by my bank. I contacted HLH about a refund and they said it would be my choice to stop working with them so I wouldnt get a refund. When asked how many months or refusals from my bank would constitute a refund, they had no answer. I havent heard back from them since requesting a refund.
