There are many good property rental agencies in Orlando and unfortunately there are also a few that are very poorly managed that take advantage of renters.

Do not rent a propoerty from Home Encounter or agent Maria Hummer.

Or if you do, be prepared for excessive charges against your deposit when you move out. I just returned a townhome in great condition and was charged almost $1,000 for damage which did not exist. They took over managing my property mid-lease and could not provide photographs of the property when they took over.

The company refused to provide receipts for work done, and only looked after the interests of their property owner. They do not care about their tenants and will charge you for damage even if you didn't do it. I was charged to replace and clean carpet that was already stained with black mold looking marks when I rented. 

Home Encounter inflated the costs against my deposit, and even after I sent a certified letter requesting documentation of the costs, they refused. They kept $960 of my $1350 deposit, charging me to replace carpet that was already damaged when I moved in, and charging excessive amounts for cleaning. When I objected and sent a certified letter requesting receipts, they refused, saying the statement below. 

 
From Maria,
"Unfortunately the receipts will not be sent to you, like I mentioned before, the owner paid for the repairs out of pocket and Home Encounter was not involved in the turnover.  The only items that would have been refunded to you were items that were damaged when you moved in and we did not received the proof from you, therefore a refund is not possible.

I believe there are many companies doing this same thing.
 
As renters we are powerless to do anything about it. Choose your rental agent wisely or you will have to deal with this like I did. That's why I'm writing. To keep other people from the stress of companies that abuse the system, like Home Encounter.
