RICHARD PIETROWITZ of Home Loan Preservation Center advertises himself as a company when in fact he is a one-man show. This guy PREYS on people in desperate situations, losing their homes to foreclosure by promising them 'guaranteed' loan modifications or their money back. This guy is so arrogant that he even sent me an email 'guaranteeing' my $1,000.00 back if I didn't get approved by Chase Mortgage for a loan modification thru his HAMP program. Well, Chase did not approve me and Richard Pietrowitz suddenly disappeared, refusing to return phone calls or emails and most importantly, refused to refund my $1,000.00.
I am a single-mother on welfare and that money was a huge amount for our little family. I have called the state police who are investigating him for THEFT BY DECEPTION! These types of scams come a dime a dozen; KNOW THE ONES that are rip offs.

So rumor has it that Charles "Chuck" Favoroso - owner of the company - has fled to Florida due the heat coming down on him in his fraudulent business dealings. Supposedly, the FBI is on to him!!! Ask his friend Mac - or R. Scott McIlvaine of Pitman. He's in just as deep.........

Ms. Sweely states that she is a single mother on welfare yet she has her own company and shows $4000.00 a month in income from that company as well as child support and welfare. She is clearly one of those people who know how to work the system. I have also found that she did use the information we provided her to get assistance from Chase and now that she is getting the help she wants the money back from us for the work we did for her. Further, Her refund Check is still sitting on my desk and she refuses to answer our emails requesting the denial letter from her Lender. Below is a copy of the email I sent her today as well as yesterday.
Cynthia, it is our policy here to assist you in any way we can. Even though you took it upon yourself to jump to conclusions and make slanderous accusations that are baseless and un proven we will still honor your request for a refund. It has already been processed and your check is on my desk. We will release it to you when you provide me a letter from Chase stating that you have been denied. You must understand that this is in your best interest as well. In March 2010 President Obama put into effect the 2nd chance for home owners looking for assistance and they are clearly not adhering to the program and you may have some recourse against them. Secondly without some sort of proof that you were denied, we will not refund you. It has happened many times that home owners did get help and said they didnt only to try and get the money back even though they did get help.

Further information:
As Director of this organization done further research on Ms. Sweely's accusations and I have found that Ms. Sweely has been in steady contact with us via phone call and/or email every day including today. Her refund request was made on June 24th 2010 and processed. June 24th was last thursday. Today is June 29th. Her refund is scheduled to go in the mail today. That is a toatal of 3 business days from her request. I think it speaks of this organization that even though we paid the firm that creates the foreclosure analysis and the AVM, that we were still going to refund her even though we are out the monies for these items and that it was her failure to advise us even when asked that her Lender had already offered her help. I would also like to say that we were set up as an organization that helps prevent people from being scammed by modification companies by empowering home owners to do it on their own. We simply provide them the tools to accomplish this.
The facts are that the Lenders that received billions of dollars to help people are using loop holes to decline them. We provide Homeowners the tools to close the loop holes.The statistics speak for themselves.
Bank of America for example has had over 1.1 million people apply for help on their own and the total number of permanant modification they did at the time af the last report was a whopping 96. Do the math. Thats a fraction of 1%. Over 2 years we have been doing this and this is the only complaint out of 1000's of people. Thats well over 99%

The Home Loan Preservation Center is NOT a modification company. It is NOT a one man Operation. Richard Pietrowitz is an anylist(one of many). We operate in all 50 states with offices in three of them.
An analyst job is to take the information provided by the Home Owner(in this case Cynthia Sweely) and see if they meet the guidelines as far as NPV Test and Waterfall test with the Lenders. We then take this information send it out and obtain a foreclosure analysis and AVM for the Home owner. This is then sent to the Home Owner and the homeowner is responsible for presenting it to their Lender.
In the case of Ms. Sweely She was denied a modification by her Lender because she had already been offered one by them. She failed to give us this information. Had she done so we would have advised her that there was nothing we could do. She has been in constant contact with us and we let her know that we are refunding her even though she is not entitled to one.
Below is a copy of the casework agreement she signed:
I/We Cynthia Sweely agree to pay Home Loan Preservation Center the amount of $______ for the Foreclosure Analysis and Electronic Automated Valuation Models (AVM).
The undersigned further acknowledges that they will have all contact with their Mortgage Company and they are modifying their own mortgage. Furthermore, the undersigned understands that the Home Loan Preservation Center is only preparing the Mortgage assistance package for the client and using our software and knowledge of the Lender guidelines to enable the client to obtain the best resolution possible. The undersigned understands that the Home Loan Preservation Center does not act or offer to act for consideration as an intermediary between debtor and his creditors. If the undersigned chooses to fax this sheet, the undersigned agrees that their faxed signature constitutes, and is as good as, their original signature.
