We recently changed car and homeowners insurance to progressive about a 3weeks ago and its now 9-25-2011. We received a cancellation letter from homesite insurance company out of Boston Ma a few days ago cancelling our homeowners insurance on 10-23-2011 we just purchased. The reason was CURLING SHINGLES AND NO RAIL ON STEPS. Are you kidding me?
I can understand the rails on the step but the Shingles on the roof are brand new and was installed on 8-31-09. I have all receipts and pictures of the roof taken on 9-25-2011.There is not one shingle curled on the roof. Sounds like progressive is going with a underwriting company that is scamming people alot. Its a bunch of Bs. I would definately think twice about progressive insurance.

Redlining Policies

You need to send your photos to the Dept of Insurance and ask for assistance based on redlinig of the risk. for some reason they dont want to write your area. Its called redling and is illegal. They are looking for excuses in underwriting to stay out of hail prone areas the same as they tried to do in Northridge earthquake country. They also try redlining in parts of Florida where sinkholes are known.
Many of these areas they were in the past mandated to offer coverage and not redline out areas unfairly they deem high loss exposure areas.
As a 4 decade claim adjuster and now claim advocate, your roof looks better than 90% of the roofs Ive seen under written by Progressive. The railing is an excuse as I feel that is an excuse unless its a second story balcony and you throw wild parties and your friends may fall off and file a liability claim. Most every home needs some form of railings or safe guards and they are not forced to put in any.
You cant fire proof a house and you cant protect against a fall due to a lack of railings from visitors on your property 100%, thats why you carry insurance and transfer the risk to an insurer in exchange for a fair premium rate.
A pitbull on your property will get you cancelled today, but you can understand they are the nations most vicious dogs and create the most bites and fatalities. Trampolines will also get you non renewed or cancelled as they are injury proned causing lots of claims by your neighbors and friends. The insurer does not want the liability risk, but come on , a railing and roof with no with curled shingles? Are they or your agent trying to place you in a "high risk" carrier to make more money?
Let the State DOI under underwriting guidelines and regulations do your investigation for you. It will take 30 days to get an answer but thats what they are there for, and its your tax money paying for the Dept of Insurance to assist you.
Something smells at Progressive and you just got inexperience underwriter, with an incompetent loss control inspection, it happens more than you think. Expose them for redlining until they prove their case.
