This service may be a win for the homeowner and Hometenders but is is a lose, lose, lose for the renter. They want you to maintain the home in a manner like you have a 24 hour live in maid.  They pop in and inspect every week and if you get caught doing any of the following you get a failing grade.

If you are caught in the middle of doing laundry, cooking, have a box of Kleenix in sight, a TV remote in sight, bottle of hand lotion in sight, a trash can, a dog bed, dog toys, any paper on your home office desk, clean dishes on a drying rack, a bowl of fruit, a cookie jar, and numerous other items they want to throw you out of the home.

The homeowner can leave ripped patio umbrellas, rusty outdoor furniture, broken pool toys, bent screens, nasty lawn, FILTHY BBQ and outdoor refrigerator, but you must live in immaculate dust free condition.  They even tell you what furniture you own can or can not be in the house.

I had a cleaning service come in to do the bathrooms, floors and dust and still Barbara Hanblen called me a FILTHY PIG.  I've never had a complaint from a landlord about how I kept my home clean.

If you ask to leave they send you notice that they are evicting you and you have to be gone in 5 days.  When you can't find a place to move in 5 days they file eviction papers in court.  When I asked Barbara to stop the eviction because I was moving in a few days she said NO, that she wanted to put a mark on and ruin my perfect credit. 

The court gave me an additional 5 days to move.  When I was out the next day they refused to do a walk through inspection.  When the inspection was done they wouldn't give me anything in writing stating the condition of the home.  I dropped off the keys at their office and they wouldn't accept a letter from me as a receipt for the keys and request for my security deposit.

Stay away from they leeches.  You would be better off joining the Army as their discipline isn't as tough.

Hometenders should be shut down!

As a realtor who attends 4 home tours a week, I've heard damning stories of harm Hometenders has inflicted to people in our community. The owners themselves are refuting each complaint written about them. I recommend good old fashioned renting. These people are NOT a professional group of people, nor do they know how to operate a business with morals and ethics. good luck

HORRIBLE WORLD WE LIVE IN! A MUST READ!!

Cannot stand by and not rebuke these false allegations!

We have been reading these horrible postings that have been on the Internet. We personally know the story of these vindictive, sinister people who have been posting these lies. We have known the Beziks and Hamblens for many years and find these accusations abominable! They are very hard working, honest people with the highest of integrity that have been an asset to the community.

Cyndee is a wedding coordinator at our church, and both John and Cyndee are very philanthropic giving both time and money to very worthwhile charitable causes, and volunteer work all over AZ such as Solutions, The Phoenix Rescue Mission and have financially aided many children in third world countries, and St. Josephs Indian School and the Lakota children whose live will be happier and futures will be brighter thanks to folks like the Bezik's. They also belonging to the Horse Rescue foundation showing their compassion for animals as well. 

What a shame that the Internet gives disgruntled people an outlet to spew such lies with no proof or validation or repercussions. We know of Hometenders of America from it's inception and it is a GREAT program. They go over and above to do whatever it takes to get the job done. They have even taken money out of their own pocket to fix items to make the home habitable when the owners would not do so. They lend furniture to hometenders who have not enough. They bend over backwards to help. DO NOT BELIEVE WHAT IS WRITTEN ON THE INTERNET BY THESE PEOPLE....IT IS ALL LIES! Please do your own due diligence and you will be pleasantly surprised. They would not have been in business this long if any of this were true.

We are not afraid to tell our real identity and not hide behind anonymous and fictitious names as these mean spirited, horrible people are. As hard as these people are trying to defame, and lie, we will work just as hard and rally behind the Beziks. Hometenders did NOTHING to these people. However because people cannot take responsibility for their own actions they lash out and make it someone else's fault.

Our whole church has rallied behind Hometenders in prayer and they will prevail.

The allegations of our company in this report are vituperative in nature and is a complete distortion of the truth. Although most statements are a testimony of what is expected from a Hometender entering this program.

 We do have VERY strict rules and regulations, and policies and procedures. We have a zero tolerance policy and if not followed and the consequences are sever and people are upset. This sight is the only one that give a voice to unscrupulous people who do not take responsibility for their own lives and actions. As soon as they are forced to live by the rules, they turn it around to make it someone else s fault- not theirs. (Always posted under a ficticious name or Annonymous)

Case in point. As stated by this person....we ARE very strict with our policies and if not followed result in immediate action. When the home was inspected it was horrifying. Beds not made, dishes in the sinks, boxes everywhere, bathrooms dirty. This hometender started out great and understood the rules of the game, however sometime in his tenure with our Company he decided he didn't need to follow the rules. That doesn't work with this program. This person was given three chances to correct the situation and chose not to resulting in immediate removal from the property. Asking us not to go to court to get a forcible deatainer was not prudent. Once the trust is broken we have our procedures to follow to secure the home. Him stating we lost in court is ridiculous. We were successful in removing him from the property by procuring the forcible detainer.
(Eviction).

With regards to security deposits: It is clearly stated in our contract that Hometenders are responsible for pool, landscaping and utilities. He blatantly breached the contract failing to live up to his obligations and we were ultimately responsible for his neglect which was three months of pool service, landscaping services, water bills etc. These fees far outweighed the security deposit. How ludicrous to insinuate otherwise.

As far as being called a pig....take a look at the pictures and judge for yourself. This will tell the true tail of the kind of person we are dealing with. Case closed.

We have anywhere between 50-100 homes in our program at any given time,
ranging in value from $200,000-$8,000,000. That can equate to over a
hundred million dollars worth of inventory we are responsible for.
How preposterous it is to think that we do not have a legal dept. and
knowing the laws that pertain to Real Estate. These statements infer
that we just do things willy nilly on a whim, without provocation.

We also have a rigorous vetting process. In the almost six years we
have been in business and over 2000+ homes and hometenders in our
program in the same amount of time, we have only run across two families who have caused harm to us and have become belligerent and keep posting over and over on this sight. 

Any consumer needs to look at the total picture and the success we have enjoyed over the past 6 years, not the rantings of a few disgruntled people. Where is the website that can post all the glowing accolades, referrals and success stories about our Company. Go to Merchant Circle to see some of them.

Backgrounds are important

Another complaint about Hometenders posted previously on ROR stated that the person wished they had researched this company and its owner more thoroughly, as they had found a criminal past regarding at least one of the owners.

Here is some public info that may help anyone who wants to research this company and its owners before entering into a contract with them.

1st is from the AZ Board of Real Estate (http://www.re.state.az.us/Bulletins/Bulletin_08.05.pdf)

John Bezik (Scottsdale)
File # 05F-LI-388-REL, Consent Order 7/5/05
On 4/21/05, Bezik applied for a salespersons license. On 6/22/05, the Department denied that renewal. Bezik timely appealed. Bezik admitted on his application that he had been convicted of an undesignated felony for False Statement, in 1997, and that felony conviction was designated a misdemeanor in October, 2001. That conviction revealed that Bezik is not a person of honesty, truthfulness and good character in violation of A.R.S 32-2153 (B)(7). Bezik is issued a 2-year provisional license, subject to specified terms and conditions.

2nd is the link to the AZ Supreme Court, where you can enter the names of anyone, like John Bezik.  Once you enter the name into the court's search box, you will be brought to a page that lists all court cases (from available AZ courts) that the person has been involved with.  You can also enter a company name, such as Hometenders of America.

3rd is the link to the AZ Board of Real Estate.  Here you are able to search for all licensed real estate agents & companies and you can see if they have any complaints or whether or not their license is valid or active (such as for John Bezik at http://services.azre.gov/publicdatabase/DetailIndividual.aspx?id=180548).  You might also find that a person does not seem to be listed as a licensed real estate agent, such as in searching for Cyndee Bezik.  Or that there appear to be no companies with "hometenders" listed as being licensed.  You could always call the Board to confirm what you find or can't find on their website ( 602.771.7730)

Also and 4th,  you may be wondering if a property management company is required by law to have a real estate license.  The answer, according to the AZ Board of Real Estate's website (http://www.re.state.az.us/Aud/AudFaqs.aspx#FAQ22) is this:

Do I need a Real Estate License to do Property Management?

Yes.  A Real Estate license is required to perform property management functions, per ARS 32-2171.  "Property management firm"  means any corporation, partnership or limited liability company licensed pursuant to section 32-2125; subsection A or a designated broker that by written agreement, manages rental property for
compensation.

5th is just a link to the Arizona Corporation Commission, which is the regulating agency of all corporations in AZ.

Security Deposit

I requested the return of my security deposit and received a letter with all sorts of deductions.  They wouldn't sign a letter when I turned in ALL of the keys and remote controls and requesting a statement that the property was returned in perfect condition. 

They did give me their own letter listing all of the keys and remotes that I returned and yet still charged me to change the locks.

Hometenders deducted the following from my $695 security deposit

1. Locks changed $102.75
2. Screen replacement $76.82 This is the screen that the homeowner left broken.
3. Eviction Process serving and Filing even though they lost in court. $132
4. Pool cleaning even though I didn't have a contract with them.  $255
5. Failed inspection $50

This company is a rip off of the grandest proportion. 

They want you to rent from them and then pretend that you aren't living there.  Maybe you should rent from them and then check into a hotel.
