Mortgage delinquent due to work week cut from 5 days to 3 which was a dramatic drop in salary. Financial status and my intentions are to file for Homeowners Mortgage Assistance which if you ask anyone at Household in collections/foreclosure they haven't a clue.
I advised that in order to file I need a notice 91 or better know as the Homestead Act of 1983 which any lender should be familiar with. I've had to explain more times that I care to remember exactly what this is and have been told that this form does not come from Household.
For all the uniformed consumers out here it is a notice sent by any financial institution, mortgage co or any institution that holds a security interest in your property that advises you when you are in default or delinquent that you are in danger of losing your home. It also lists agencys where you can get help.
When I've asked questions about the steps and or process for a delinquent mortgage you would think I was asking for the combination to set off nuclear missles. I've never seen a financial institution handle collections like this one and since my occupation happens to be in the collection field I'm fortunate enough to know some of the basics.
Nothing wrong with saying I'm sorry I don't have that answer but let me find someone who does. And let me add the supervisors and managers don't know either because I keep getting the same answer even today. Who in this company knows when my act 91 will be mailed to me. CCCS of Delaware valley has advised that probably after the 3rd missed pmt this would be mailed.
Also advised by them that if household could tell me when I could look for this since I will only have 30 days from the time its mailed, not when I receive it to file for the emergency funds.
This company is putting me in danger of not being eligible for these funds due to thier lack of knowledge.Also told today that this couseling agency is not my friend and also my options are limited now that
I'm in foreclosure. What a crock.What happened to notification in writing as I progressed thru the collection process. The only correspondance I received are standard collection ltrs and the last was a demand letter, pretty standard but not the act 91 I'm looking for.
How I went from pre-forclosure on 1/20/03 to foreclosure on 1/22/03 as I was informed today is amazing. Yet the person on the 20th couldn't tell me when I would go to foreclosure.
Beware consumers especially the uninformed ones contact a non profit consumer credit agency if you are unsure of your rights and responsibilities in regards to a delinquent mortgage. Take nothing Household tells you as written in stone because you will get nothing more than half-truths.
Last week I took the time to look up the CEO of this company and wrote a letter explaining in detail my experience and sent this certified/return receipt on the 14th and still haven't received any response nor notification the letter was received.
Beleive me if I had know prior to refinancing a loan with Household that they were involved with predatory lending practices which is detailed on their website I never would have considered them in the first place.
This is just a small part of what I experienced with this company I don't have enough room for the whole story. It would be 10 chapters long.
